The main thoroughfare of Lea Bridge Road is closer still, just five minutes on foot for all your day to day amenities, as well as a nice range of bars and cafes.

IF YOU LIVED HERE…

You'll be enjoying all the timeless benefits of the classic Warner design, from your dedicated front door to handsome brick frontage, rock solid construction, flexible layout and private section of rear garden. Conceived by Sir Thomas Courtenay Warner in the 1890s, it's no wonder these remain some of the most popular properties around.

Step inside and your 140 square foot, bay windowed front bedroom is on your left, finished in pristine white with blonde hardwood underfoot. Next door and to the rear you have your bedrooms, both sizeable doubles, and each easily turned to use as an extra reception or study. Your bathroom's home to a classic white suite, and your kitchen's dressed in plentiful pine cabinetry. Finally step outside for your lengthy rear garden, patio and lawn overseen by mature greenery.??Outside, and as noted, St James Street Station is around fifteen minutes on foot or five by bike (you have storage space for cycles and you can join Walthamstow's growing network of protected cycleways on Markhouse Road at the end of your street. St James Street will get you directly to Liverpool Street in just eighteen minutes via the Overground. Here's also where you'll find CRATE St James, a thriving creative and entrepreneurial hub home to everything from burger bars to cafes to yoga studios.

WHAT ELSE?

- St James Street station also sits at the bottom of Walthamstow High Street, home to a choice of much loved bars and cafes, as well as Europe's longest street market. If you can't buy it here you probably don't really need it.
- The property is presented chain free, for that all important, hassle free move.
- Your new local is The Hare & Hounds, just a third of a mile on foot with a varied, delicious menu, striking decor and a superb beer garden.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable.  Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years."   KIM HEYWOOD E17 BRANCH MANAGER

Our Local Guide:
Walthamstow

Theydon Street, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
