This beautifully bright two bedroom Victorian terrace is ready to move in with new kitchen, private garden and plenty of potential for further expansion (STPP). You have a wealth of sociable space and the open greenery of Wanstead Flats (Epping Forest) just moments away.

With your loft space so far unexplored you could follow in the footsteps of some of your neighbours and add a whole new storey (subject to the usual permissions), making this an excellent investment that will meet your needs for years to come.

IF YOU LIVED HERE…

You'll have around 900 square feet to stretch out in, with your generous through lounge alone coming in at 250 square feet. Dual aspect and bright, in here you have richly restored original timber floorboards running underfoot, complementing the high ceilings, feature mantel, bistro shutters and neutral grey aesthetic. Your garden is accessed directly from the patio doors at the rear, and features a custom elevated timber deck, lighting and seating area, descending to a lush lawn.

Back inside and your kitchen's smartly decked out with seamless white cabinets under matching quartz countertops and featuring stylish brass handles. Upstairs your principal bedroom basks in light from the large bay window, and is home to impressive floor to ceiling fitted wardrobes. Bedroom two's another solid double, softly carpeted. Finally your bathroom's a splendid designer affair, featuring both a freestanding tub and walk in rainfall shower.

Perfect for morning jogs and evening strolls, the great green expanse of Wanstead Flats is right at your doorstep. It is home to the blue waters of Alexandra Lake and once the favoured playground of Tudor Kings. It's still some of the widest open green space for miles around and a great place to lose yourself in nature. You'll forget you're in London.

a word from the owner...

"We have lived at The Warren for 5 years and particularly love the location which is both close to the busy high street with all the conveniences you could ever need, as well as being set back in a quiet street with the Wanstead Flats right at our doorstep. It has got even better more recently with the new Elizabeth line opening up in full and our journey to the city for work, Central London for the theatre, or even going to Heathrow Airport is now a dream! The house is bright and warm, with a new kitchen and a lovely sunny garden for BBQs. One of our favourite rooms is the bathroom - which is huge and full of light - great for a long soak in the tub! When working from home, we have really benefited from the local area - taking lunchtime walks over the flats, visiting Ramble cafe in Forest Gate for a coffee, going to the Reformery for a pilates session, or just enjoying the wide open green spaces and beautiful ponds. There are also some amazing bike paths which can take you further afield. The Warren was our first house together and we had our first child here - she is now almost 2 years old. The house will always hold special memories for us and we hope that it will be just as special for the next owners."

Our Local Guide:
Manor Park

The Warren, Manor Park — Stow Brothers

Although it might sound like a Downton Abbey spin-off, in reality Manor Park is a dynamic hotspot for East London creatives, attracted by its independent scene, affordable prices and abundance of green space.

At its heart is the striking Grade II-listed Old Manor Park Library, which was built by philanthropist Andrew Carnegie in 1904 and recently transformed into studio spaces for artists and the local community. This thoughtful old-meets-news fusion is reflective of the area as a whole, with the lively centre giving way to charming property, historic buildings and laid-back parks.

The biggest development of recent years has been the Crossrail, with the Elizabeth line making a stop at Manor Park. But even before that juggernaut arrived in town, transport links have been excellent – Manor Park is only a short walk to three London Underground lines, meaning locals and visitors can nip into Central London in just 30 mins.

Transport links

It’s already only 13 minutes from Manor Park to Liverpool Street on the Overground, but when Crossrail launches it will be possible to travel to the West End in just 20 mins. East Ham on the District line and Hammersmith & City line is the nearest London Underground station.

Open green spaces

Manor Park isn’t just a name, it’s also an actual green space situated within Wanstead Flats at the southernmost tip of Epping Forest. Interesting fact; it’s rumoured to be the inspiration behind the Small Faces’ hit Itchycoo Park - the band’s frontman and guitarist Steve Marriot grew up locally.

Plenty of period property

Manor Park is proud of its streets of Victorian and Edwardian property, some of which overlook the Wanstead Flats. You should find a mix of refurbished and doer-uppers, as well as double bayed and compact terraces, making the area suitable for a range of budgets.
