4 Bedroom

2 Bath

An immaculately appointed and perfectly placed four bedroom, twin bathroom, dual reception, family home, just moments from Maryland station and the open greenery of West Ham Park. There's a private rear garden and plenty of further potential. With your loft space so far unexplored you have plenty of scope to expand this already impressive property further still. Potentially adding a whole new storey to meet the needs of you and yours for years to come (subject to the usual permissions).

IF YOU LIVED HERE…

Your elegant design & decor is well in evidence from the moment you step inside, with the first of your twin receptions immediately on your right. 150 square feet, with a large bay window, the high ceilings of the period and light blonde hardwood underfoot, there's a tremendous bright and airy feel in here. This continues into your second reception (perhaps connect them?) and on into your new kitchen. There's another bay window in here, illuminating a fresh suite of pale pine units and matching worktops. Smoky grey hardwood style vinyl runs underfoot.

The first of your two bathrooms completes the ground floor, tiled from floor to ceiling in large format letterboxes, while to the rear your garden's a low maintenance mix of patio and Trulawn , overhung with lush screening greenery. Upstairs, your first three bedrooms are substantial doubles, all decked out in blonde hardwood floors and the palest of cream colour schemes The sleeping arrangements are rounded out by a generous single that could also serve as handy home office. Finally your family bathroom is fully tiled in smoky sandstone.

Outside and it's just seven minutes on foot to Maryland station for the sparkling and speedy Elizabeth line. Hop on here and it's just eleven minutes direct to Liverpool Street and sixteen to Tottenham Court Road, putting both the City and West End well within a half hour, door to door. Despite these superb town centre connections, you have a wealth of greenery on your doorstep. West Ham Park is just a third of a mile on foot and great for a morning jog. There's also tennis courts and playgrounds, plus it's the site of the first ever goal scored in the FA Cup.

WHAT ELSE?

- As well as your loft, there's a substantial cellar ideal for turning to all manner of uses.
- You're especially well served for schools here, with eight 'Good' and two 'Outstanding' all less than ten minutes walk away.
- Westfield shopping centre mega mall is just a twenty minute stroll away, for wonderful weekends of endless browsing.

a word from the expert...

"I spend a lot of time in Stratford — running in the Olympic park, cycling at the outdoor Velo Park, shopping at Westfield or simply meeting friends. The area has come on leaps and bounds since the Olympics, with the new Olympic Village creating loads of amenities, green spaces, sports facilities … and not least Westfield, which is a must for shoppers and foodies.  Allegra, a sensational seafood restaurant on the seventh floor of The Stratford hotel would be my not-so secret pick, fantastic food, and a stunning roof terrace. For a lazy Sunday brunch, try The Breakfast Club along the canal at Here East. Well-connected and with world-class amenities, Stratford is an area to watch."   KYLI CLAYTON  E11 BRANCH MANAGER

Our Local Guide:
Stratford

The Green, Stratford — Stow Brothers

Given it’s been almost a decade since the Olympic torch touched down in Stratford, it’s probably time to let this part of East London shine on its own. It truly is a destination in its own right, with a multitude of restaurants, bars and pubs cropping up in the area, and that’s before we’ve even mentioned one of the largest shopping centres in Europe. Yep, Westfield might draw most visitors to the area, but Stratford’s Market Village is a hidden gem and where you’ll get a true flavour of the community.

Of course, we do have to acknowledge the legacy of the London 2012 Games and the regeneration it brought to the area, including the soon to be opened East Bank. With the former Olympic venues open to the public, residents have an incredibly advanced sport and fitness facilities, while the ArcelorMittal Orbit, the world’s longest helter skelter, is quite literally Stratford’s standout feature.

Transport links

Stratford’s quite the hub. With the launch of the Crossrail, it is now on the Elizabeth line, while high-speed trains already travel between Stratford International and Ashford. The Overground runs to North London, while the Jubilee line and DLR go to Canary Wharf. Finally, London Underground’s Central line nips to the West End.

Vibrant shopping district

What can’t you get in Stratford? It really is a shopper’s delight, with everything from the luxury boutiques, high street retailers and department stores at Westfield Stratford, to the essential shops and market stalls within the Stratford Centre, and the independent stores of the East Village.

Recent regeneration/Post-Olympics

A key aim for the successful London 2012 Games bid was the wider regeneration of the area, which has resulted in one of the world’s largest cultural districts, East Bank. Universities UCL and UAL’s London College of Fashion will join the BBC, Sadler’s Wells and the V&A, opening 2022-2023.
