A sleek and sizeable two double bedroom ground floor apartment with a south-east-facing garden, right in the beating heart of Chingford. You've a wealth of amenities just moments away here, plus blue and green natural spaces galore.

Seven minutes' stroll away from your tree-lined street sits the seemingly boundless woodland of Epping Forest. Queen Elizabeth's Hunting Lodge, built in 1543, will be one of your first stops. Or Butler's Retreat Cafe is a few steps further for enticing views over Connaught Water served up with cake and coffee.

IF YOU LIVED HERE...

You'll be passing your lawned front garden (with a secure lock-up) before stepping through your own front door. Your first port of call will be the primary bedroom immediately to your left. Coming in at 230 square feet, a gorgeous 1930s bay window and pendulum lighting illuminate the proceedings, cosy carpet flows underfoot, and a Hague blue statement wall lends a designer flourish. Continue through and your open plan kitchen/lounge/diner is up next – in here fully integrated appliances, smart white cabinets and a chef's island make for a superlative culinary space, and engineered timber flooring leads you to the rear.

Step out of the large patio doors for your twenty seven foot garden. Out here south-east-facing patio perfect for al fresco dining leads to lush lawn strewn with night lights overhead, and raised beds just awaiting your fragrant low-maintenance Mediterranean plants of choice. Head back inside and bedroom two's a solid double with a garden view. A versatile space, it's already set up for home working. Lastly, your bathroom's an immaculate affair with a rainfall shower over the tub, a floating sink and cisternless WC.

Outside and Chingford station's just a three minute walk around the corner, where the Overground will shuttle you to Walthamstow Central for the Victoria line in ten minutes or directly to Liverpool Street in twenty seven. Nine bus routes run along Station Road, itself home to a wealth of amenities to cater for all your day-to-day needs (and plenty more besides). If you want to get your weekend off to the best possible start then sample the best brunch in town at Green 17 Bistro. It's just five minutes' stroll from your front door – opt for 'From the Med' bursting with halloumi, sujuk, feta, honey and peppers.

WHAT ELSE?

- Two schools rated 'Outstanding' by Ofsted sit within a mile of your new home. The closest is St Mary's Primary, seven minutes' walk away on Station Road. Alternatively, cut through Epping Forest for Yardley Primary.
- Fancy a day out with the clan? Head to Waltham Abbey for the fourteenth century gatehouse founded by Harold, the last Saxon king of England. Twelve minutes away in the car.
- Or take the wet and windy option by visiting the King George V Reservoir Sailing Club. Six minutes' drive away, it's the biggest sailing club in London.

a word from the owner...

"The Drive is an excellent location, combining access to green spaces, all the amenities and the city - literally on your doorstep. Epping forest is at the end of the road and at the other end of the road you have cafes, coffee shops and shops of Station Road. I thoroughly enjoyed the mornings where I could get a coffee on the high street and then go for a long walk in the forest all within minutes from the flat. The train station is only 3min walk, with the train taking less than 30min to get into central London, yet, once you step on The Drive, it feels like you are in a completely different area, far away from the hustle and bustle of the big city. The flat has been a lovely home for me, my dog and, more recently, my partner. I carefully updated the flat to add more storage (including three built in double wardrobes and more cupboards in the kitchen) and upgraded the appliances, making the place easy and efficient to run. The garden is the absolute star feature of the property and we spend most of our time when the weather is good. It is not overlooked and big enough to host barbecues and relax in the summer months. To say that we'll be sad to be leaving would be an understatement, but we are relocating due to my partner's work. I hope this flat will bring as much joy to the next owner as it did to me."

Our Local Guide:
Chingford

The Drive, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
