IF YOU LIVED HERE...

You'll have a substantial 1500 square feet to stretch out in, smartly appointed and brimming with character throughout. Step inside and take a left for your vast 275 square foot reception room. Smooth engineered hardwood flows underfoot, walls are pristine white and a pair of striking sky blue chimney breasts provide a splash of colour and character, with the foremost also home to a vintage hearth.

To the rear dual patio doors lead out to your garden, an extensive wraparound mix of lawn and sheltered patio. Generously proportioned and barely overlooked. Back inside and your kitchen/diner is another impressive sociable space, similarly sized and finished with a stately suite of curvy timber cabinets, sat above and below quartz effect counters and a letterbox splashback. Your ground floor's completed by a sleek boutique bathroom, with oversized slate grey flooring and rainfall shower cubicle.

Upstairs and all four bedrooms are solid, stylish doubles, ranging from 120 to 150 square feet. Your principal bedroom to the rear is softly carpeted, with recessed spotlights and tranquil colour scheme. Your second bathroom, a stylish en suite with brass rainfall shower, completes the five star effect, finished in smart metro tiling and geometric vintage tilework underfoot. Finally your family bathroom rounds things out in immaculate style, with a rainfall shower over the tub and more immaculate metro tilework.

WHAT ELSE?

- Outside and Highams Park station is just ten minutes on foot, for direct twenty three minute runs to Liverpool Street. Alternatively Walthamstow Central is just two stops way for a quick swap to the Victoria line. And if you're staying local, Vino Tap and The Stag & Lantern Micropub sit just opposite the station and will delight fans of fine vintages and craft beers, respectively.
- With that substantial corner plot, and your loft space still unexplored, you have plenty of scope to develop in all sorts of directions (subject to the usual permissions) making this a home that can grow with you and yours.
- Parents will be pleased to find three 'Outstanding' primary schools all less than fifteen minutes away on foot. A further seventeen primary/secondaries are just as close, all rated 'Good'.

a word from the owner...

"We have absolutely loved living in this house. It is a very spacious and comfortable home perfect for a family. The garden is very large and mostly undeveloped so there is plenty of space to make it your own. It also includes a covered outside dining area great for barbecues and working in the summer! We have enjoyed renovating and modernising the property, including replacing the staircase and installing two new bathrooms and redecorating and reflooring throughout. The bedrooms are all very large and the kitchen and lounge are very homely. Highams Park is a great place to live with everything you need on the doorstep. It has a very nice park and excellent cafes and pubs alongside excellent transport links to central London, easy access to the north circular by road and lots of wonderful walks in Epping Forest on the doorstep."

Our Local Guide:
Highams Park

The Close, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
