This epically proportioned and beautifully restored four-bedroom 1930s semi-detached home benefits from easy access to Woodford and Highams Park, as well as a large garden, side access, a garage and off street parking.

Additionally, while it already comes in at about 2108 square foot, there’s the potential to extend should the need rise - great for peace of mind. And talking of vast expanses of space, it’s situated just moments from the 2,400-hectare Epping Forest.

IF YOU LIVED HERE…

Almost entirely encircled by greenery thanks to its proximity to Epping Forest and Highams Park, you’ll instantly notice the peaceful ambiance of your pleasingly named tree-lined street. Once inside, you’ll discover that the neutral decor brings a further sense of calm, while the sense of proportion is emphasised by the light that pours in through the generous windows throughout.

Your adjoining reception room and kitchen-diner create the perfect environment for entertaining, particularly during warmer months when the bi-fold patio doors can be opened to give access to the 113 foot rear garden. The design thoughtfully combines old and new, with period features such as the focal fireplace sitting alongside contemporary touches, like the stylish cabinets and worktops.

Conveniently, you have a WC and utility space on the ground floor, as well as a bedroom which would be perfect for guests. Upstairs, you’ll find a further three spotless bedrooms, one of which has its own ensuite and dressing room. There’s also a pristine family bathroom, plus ample storage.

Because you’re nestled between Highams Park and Woodford, you can have double the fun when it comes to exploring. Despite all the rural village-y charm, both neighbourhoods are packed with bustling amenities. For instance, you could drive a couple of minutes in one direction to Woodford and reach the Michelin Guide 2022-approved Grand Trunk Road for upscale Indian food, or head the same distance towards Highams Park for the excellent Royal Oak pub.

If you want to leave the car at home (in your garage or on your private driveway, of course), Highams Park is your nearest station - a 17 minute stroll away. From there you can nip to Liverpool Street on the overground in around 25 minutes (or change at Walthamstow Central for the Victoria line and whizz to the West End).

WHAT ELSE?

-Drivers can be on the North Circular in just a few minutes, or the M25 in around 10 mins.
-Parents will be pleased to learn there’s an abundance of primary and secondary schools rated 'Good' or 'Outstanding' in the area.
-Despite all the greenery, you’ll never be stuck for essentials since there’s an abundance of convenience stores nearby, such as a Waitrose and M&S in South Woodford and a Tesco Superstore in Highams Park.

a word from the expert.....

"Woodford Green, as its name suggests, has ample open spaces, including village greens, parks and forest land. The area has a number of popular pubs and eateries. For Italian, the superb Bel Sit is known for its authentic family feel and collection of football shirts. Rosso on the Broadway and Mezze on the Green are also really popular. Along the High Road are a number of historic ‘watering holes’ including the Cricketers, Travellers Friend, Rose & Crown and Horse & Well. For local shopping, Woodford Broadway is a good choice, including a lovely new fishmonger called Fatfish." BEN CHARLETON E18 SENIOR ADVISOR
