3 Bedroom s

1 Bath

An immaculately finished and impressively spacious three bedroom Victorian semi detached. Extra spaces include basement, loft and a substantial studio room in your generous rear garden. Outside, Highams Park station is just five minutes away.

Both your loft and basement are ripe for further development, with a Dormer loft conversion a particularly intriguing possibility (following in the footsteps of your neighbours, subject to the usual permissions). Combined with the already generous proportions, this is a home that will serve your needs for years to come.

IF YOU LIVED HERE...

First impressions are instantly striking - a substantial driveway sets that classic Victorian frontage back from the road, while screening greenery makes for still more seclusion. Step through the stained glass front door and your immense, 300 square foot through lounge is on the left. In here dark engineered hardwood runs underfoot, you have classic bistro shutters front and back and a striking pewter hearth taking centre stage. Lots of nods to the original architecture and a tremendous hosting space.

By contrast, your kitchen/diner to the rear (a splendid second option for entertaining) is sleek and contemporary, with underfloor heating, glossy dark brown floor tiles, an arresting red metro tile splashback and chunky quartz effect worktops. Cabinets are white and pristine, with the dining area nicely zoned by a breakfast bar and home to striking chrome tower radiators. Bi-folding patio doors open everything up to the outside, where an elevated patio descends to your eighty foot length of lawn, stretching away between mature greenery to the 280 square foot garden room. Ideal for turning to use as a games room, home office or guest accommodation.

Back inside and the ground floor's completed by a handy cloak room plus a naturally bright lean to in the side return. Upstairs, your sleeping arrangements start with your extremely generous 200 square foot principal bedroom, finished to an immaculate five star standard with box bay window, bistro shutters and floor to ceiling fitted wardrobes. Bedrooms two and three are both equally stylish doubles, while your family bathroom sits in between, tiled from floor to ceiling and featuring a large teardrop tub below a designer rainfall shower.

Outside, and Highams Park station is on your doorstep, just five minutes' walk for direct twenty three minute connections to Liverpool Street, putting the City well within half an hour away, door to door. Almost as close, in the other direction, is Highams Park itself - acres of great rolling greenery with tremendous views over London and of course the tranquil blue waters of Highams Park Lake. A direct line to the City, gorgeous open natural space, and your new home sat right in between.

WHAT ELSE?

- Winchester Road, just past the station, is home to a handy variety of cafes, bars and takeaways. Highlights include The Stag & Lantern micropub and Vino Tap wine shop and bar.
- Parents will be pleased to discover fourteen primary/secondary schools less than a mile away on foot, all rated 'Outstanding' or 'Good' by Ofsted.
- Heading to the West End? Walthamstow Central is just two stops and five minutes down the track, for a quick hop to the Victoria line.

a word from the owner...

"We fell in love with Highams Park instantly. It has a village feel and the community is very friendly. Highams Park and Epping Forest are on the doorstep with plenty of walks to choose from. The Golf Course is at the end of The Avenue and if you are into mountain biking, Epping Forrest offers plenty of routes. There is a good choice of restaurants, cafés, Greek bakery and takeaways. Boutiques, health food shop, Mediterranean greengrocers, wine shops and pubs, florists. Plenty of hairdressers, barbers and beauty salons to choose from. Essex Farmers' Market hold a market in the Highams Park Station car park every fourth Sunday of the month, 10am-3pm. London Stansted Airport is only a 35 minute drive. The walk to Highmas Park Station is only 5 minutes. The Overground takes you to Liverpool Street in 25 minutes. There are 4 trains an hour and the service is very good. There are good bus links. Living close to the A406 is very convenient."

Our Local Guide:
Highams Park

The Avenue, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
