A sublime and palatial four double bedroom Edwardian semi-detached, spread across three storeys with three receptions, a large garden, garden room, cellar and private driveway. Highams Park and its station sit just two minutes' walk away.

Highams Park overground is just two stops from Walthamstow Central, where a quick swap to the Victoria line will have you in central London in fifteen minutes. Or if the City's your destination, stay on to land at Liverpool Street in just twenty three minutes direct.

IF YOU LIVED HERE…

You'll step past your striking red brick frontage and through that cobalt blue front door to take a left into your stately first reception. Coming in at 250 square feet, it's a fine introduction to this incredible 2250 square foot abode. Vintage features draw the eye at every turn - a classic bay window, ceiling cornicing, period fireplace and picture rail being just a few of the highlights. A refined space indeed. Next door, the dual aspect second reception is 150 square feet and home to another period fireplace.

Continue through - past the entrance to your versatile 205 square foot cellar - and the kitchen/diner comes with paned windows, a chef's oven and breakfast bar. It all leads seamlessly through to your third reception where walnut effect boards flow underfoot, there's a working wood burner and enticing views through the bay window. Yet another space to make jaws drop. Throw the French doors open to step onto patio adorned with pots and forget-me-nots, then on to lush lawn flanked by lovingly tended beds, past a pergola up to the 235 square foot garden room.

Head back inside through the boot room and the ground floor's completed by a striking scarlet WC. Pad upstairs and you'll find three spacious double bedrooms, each with its own characterful finish. The 205 square foot principal bedroom features a sleek en suite shower room, while the family bathroom comes with a tub and dedicated shower cubicle. A handy study sits by the staircase. Up on the second floor's your 230 square foot loft bedroom with plush carpet, skylights and a wealth of storage.

Outside and Highams Park is just an eight minute stroll for some of the most beautiful woodland Epping Forest has to offer. Climb to the top of the hill to take in the cityscape, or admire the lake from Humphreys Cafe. With a well stocked playground, it's a great spot for little ones (nearby Vincent Road Playground's also a superb option with a climbing labyrinth, sensory boards and climbing wall). Closer to home and all the amenities of Highams Park are on your doorstep, including the Art Deco Regal cinema, opening soon. From independent stores to high end wining and dining, there's a spot to sate every palate.

a word from the owner...

"We knew we wanted to live in Highams Park and in the catchment area for Handsworth Primary School. We love the area and the community, with the forest on our doorstep and such an easy commute into London. The thing that most attracted us to this house was the natural light inside the house, through the clever use of skylights and lightwells. The quirkiness of the multiple levels and the extra loft space just adds to the character of what has served us as a wonderful family home."

Our Local Guide:
Highams Park

The Avenue, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
