A freshly refurbished and beautifully appointed four bedroom family terrace. Utterly immaculate across all three storeys, you have an extensively developed kitchen/diner, luxurious twin bathrooms and an artfully landscaped mixed rear garden.

Sat just a few moments off Blackhorse Lane, you have a whole host of amenities and attractions nearby, from the delights of the Walthamstow Beer Mile to the speedy transport links of Blackhorse Road station.

The heart of your new home will without doubt be your immediately striking, 300 square foot kitchen/diner, pristine and bright with a rear wall of French doors flooding the space with natural light. A large chef's island with Dublin sink and marbled worktops sits under suspended pendulum lighting, while recessed spotlights illuminate the rest of the space, including the marbled backsplash, immaculate cabinetry and spacious dining area.

Step outside and you have your garden, secluded behind high timber fencing and barely overlooked with nothing but mature trees on the horizon. Thriving beds are bookended by twin patios, the rear most sitting under an open timber pergola. Back inside and your front reception completes the storey, with rich dark hardwood underfoot and a bold vintage pewter hearth and mantel taking centre stage.

Upstairs and your luxurious family bathroom is yet another highlight ñ a freestanding ceramic tub sits in one corner, opposite a walk in rainfall shower tiled from floor to ceiling in smoky grey, and twin vanity sinks. To the front, your principle bedroom's a substantial 180 square foot double, with vintage hearth and gorgeous dark flooring. Bedroom two is another double, while the loft conversion hosts a skylit double and en suite shower room, plus your final double bedroom looking out over the garden.

- As noted, Blackhorse Road station is just five minutes on foot. From here you can get directly to Kings Cross in fifteen, plus we're at the top of the line here so you'll always get a seat. Heading to the City? Walthamstow Central is just one stop in the other direction for overground links to Liverpool Street.
- Local schools are plentiful and excellent, with fifteen primaries and four secondaries less than a mile away on foot, all rated 'Good' or 'Outstanding' by Ofsted.
- The Walthamstow Beer Mile, a loose collection of independent tap rooms, beer gardens and breweries arranged around Blackhorse Lane, will have craft beer lovers in heaven. Our pick is the vast Truman's Social Club, less than five minutes away.

a word from the expert...

“I have worked in Walthamstow for over seven years, and I still enjoy the buzz in the area. From the scene in Walthamstow Central which offers Collab, Gokyuzu and the Empire cinema. Take a short stroll to the famous William Morris gallery which is located on the popular Lloyd Park surrounded by beautiful green scenery. Walthamstow Village has been a popular trend for me over the years with its bubbly night life and quirky pubs. My personal favourite is The Village Pub. There are four train stations in Walthamstow. Walthamstow Central, Wood Street, Blackhorse Road and Walthamstow Queens Road. I have commuted to and from Central London from Walthamstow Train Station which takes less than 20 minutes so I can see why Walthamstow has the nickname awsomestow”. Our Local Guide:

Tavistock Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
