Beautifully presented three bedroom family home with a lovely open plan dining room and kitchen, large garden and great sized bedrooms. Decor is super contemporary and stylish, with gorgeous wooden flooring, handy built in storage solutions and artistic use of colour. You also have sustainable solar panels installed on the roof, a fantastic asset that helps keep your energy costs down. You’re in the Higham Hill locale here, moments from Higham Hill Park and within easy reach of Blackhorse Road for transport into Central London.

IF YOU LIVED HERE...

Enter through your wide and welcoming hallway, from which your downstairs rooms branch off. As mentioned, you have some brilliant built-in storage under the stairs here, helping to keep your space clear. You’ll love the sense of light in the front reception room, which has a large bay window. You have more built-in shelving surrounding the fireplace and gorgeous wooden flooring. The heart of this home is the stunning kitchen; super stylish formica faced ply kitchen cabinets and a peninsula feature allow you to overlook the dining reception room, making this the perfect chic space for entertaining and spending family time. Large sliding doors lead out to your beautiful garden, which has a large area of decking - perfect for al fresco dining. Mature flower beds ensure a vibrant garden with an amazing variety of plants. Back inside, and up to the first floor you find your three bedrooms. Two of these are great sized doubles, with more vibrant use of colour adding to the fresh, contemporary feel this home enjoys. The smaller third room is a perfect spot for a nursery or home office. It is also worth mentioning that, subject to planning, you have the possibility to extend this home further, and there is a precedent to do so on the street.

WHAT ELSE?

- You are perfectly located to explore what has been dubbed ‘Blackhorse Beer Mile’ - a network of breweries and taprooms, there is much more on offer here than just the locally brewed ales; expect comedy, festivals and family friendly activities. We recommend Big Penny Social.
- You are round the corner from Barney’s pie and mash, this infamous East London dish is a must try - all pies are made freshly on site daily, Barney’s won a local ‘takeaway of the year’ prize in 2022.
- For some lovely local greenery, you’re moments from Tottenham Marshes, the River Lea and the local reservoirs. A wonderful spot for a weekend walk or cycle, you can follow the river down to Walthamstow Wetlands.

a word from the owner...

"We have lived here for almost 8 years and love the vibrant community in Higham Hill from Higham Hill Park on the literal doorstep with fitness options for all (dogs too) alongside culture and kids activities all year round, to the local pub and Wild Grains Bakery. For wilder green spaces we are a stone’s throw from Walthamstow Wetlands with access to the canal walk along the River Lea. We have found ourselves involved in the communities from the Friend’s Association at the park, to music nights at the Tavern on the Hill and attending the local Blackhorse Workshop for it’s excellent café and maker courses. Since we moved in 7 breweries, a winery and a brandy distillery have opened on the way to Blackhorse Road station which have given the area a great deal more events and made it somewhere people are more than happy to visit. If that’s not enough the Victoria Line from Blackhorse Road is reliable and fast, you can be at Oxford Circus within 40 minutes, even quicker if you use the 158 to the station, or stay on the bus directly to Stratford Westfield and the Olympic Village. Walthamstow itself seems to have exciting new things happening all the time, and we are looking forward to the new Soho Theatre which is due to open in 2024. It is a very family friendly area with good nurseries and schools, safe quiet streets and sustainable travel options are great, there are even 4 electric chargers on Sutton Road itself."

Our Local Guide:
Walthamstow

Sutton Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
