Set on the third floor of a well maintained block, this sleek and modern one-bedroom apartment benefits from a smart layout, with immaculate decor, contemporary fittings, plenty of natural light and a private balcony amongst the highlights.

As for the location, this is a neighbourhood that Conde Nast Traveller recently described as the one of the top places to visit in 2024 - impressive praise. Blackhorse Road station is within easy reach for convenient transport links, and you’ll find top class amenities on your doorstep, as well as plenty of green spaces, including the Walthamstow Wetlands.

Thanks to those third floor views across London and sheer amount of natural-light, your 554 square foot apartment has a fantastic sense of proportion, so you’ll enjoy spreading out from the day you move in. The kitchen/lounge/diner has been smartly decorated in neutrals, meaning you’ve got the perfect blank canvas, too. In the kitchen area, the units are pristine and the appliances hi-tech, so entertaining will be on the agenda; you’ve got plenty of room for a dining table.

The balcony will be a fantastic extension of your living space - and the perfect spot to relax with a drink. The bedroom has the same immaculate decor as the rest of the apartment but with soft carpeting underfoot. The bathroom is sleek and modern with an over-tub shower, while the spacious hallway benefits from built-in storage.

Outside, you’ll find that there’s an abundance of green space in the area; the fantastic Walthamstow Wetland is only a short stroll away, while Lloyd Park - home to the William Morris Gallery - is just a bit further in the other direction.

As for food and drink-based perks, SlowBurn, which was recently named one of the Guardian’s essential restaurants to ‘try right now’, is three minutes on foot, while the UK’s first dedicated brandy house, Burnt Faith, is on your very street. You’re also a short skip from the Blackhorse Beer Mile, home some of East London's most exciting craft beer breweries, bars and street food, including Signature, Exale and Big Penny Social. Look out for the excellent events calendar at the latter.

As for mental and physical stimulation, the impressively designed bouldering studio Yonder is seven mins away. You’ll find a similar creative energy at Gnome House and Blackhorse Workshop, two studios where you can sign-up for great part-time courses.

-It’s a 12 minute stroll to Blackhorse Road station, where the Victoria line will get you straight to Kings Cross in around 15 mins, or hop on the Overground, which zips between Gospel Oak and Barking. Buses are plentiful too. You also have the option of strolling slightly further to St James Street or Walthamstow Central for the Overground route to London Liverpool Street.
-New local? How about the Tavern on the Hill, a grand old pub given fresh life by the folks from Wild Card Brewery - 11 minutes on foot away. It’s quickly become a foodie favourite thanks to its popular roasts.
-Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as the convenient chains.

a word from the owner...

"I was born and raised in Walthamstow and it is totally unrecognisable now from the place I knew as a child in a completely positive way. I am only moving out as I have the opportunity to go travelling but I would have no hesitation to move back to E17 if/when I come back to London. Around Blackhorse Road has become such a buzzing place to be, the breweries not only provide a great night out but have become real hubs of the community providing fun and family friendly events all year round. Being close to Walthamstow Wetlands is also great as there are nice green areas that make you feel like you are away from the hustle and bustle of London. There really is so much to do around here."

Our Local Guide:

Sutherland Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
