A three bedroom, twin reception, end terrace family home with large kitchen/diner, all sat in our leafy and hospitable Chapel End neighbourhood. You're just the shortest of strolls from Lloyd Park here, with several 'Outstanding' schools nearby too.

Our ever evolving new neighbourhood of Wood Street isalso close at hand, just a half mile on foot for a range of independent shops, cafes and restaurants and the thriving vintage market.

IF YOU LIVED HERE...

You'll have a bright, handsome and spacious suite of rooms to stretch out in. Your front lounge is a fine introduction, with blonde hardwood floors and bay window, but there's plenty more to come. Moving towards the rear, you'll find your 240 square foot second reception, with more handsome hardwood flowing in from the hall, an open staircase and a modest corridor leading to your ground floor bathroom ñ a sleek wetroom with marbled tilework from floor to ceiling.

To the rear, that kitchen/diner totals an impressive 230 square feet, laid open to your reception by an archway and featuring a striking skyblue paintjob, recessed spotlights overhead, cream cabinets and graphite-style counters and splashbacks. Outside now, and your rear garden's an impressive sixty five foot long with patio, lawn, high timber fencing and a handy shed. Finally, upstairs your sleeping arrangements consist of two double bedrooms and a generous single, with your second bathroom completing things in style.

Outside and you have the open green spaces and landscaped gardens of Lloyd Park just a third of a mile on foot from your new front door. Ideal for morning jogs and evening strolls, and home to a thriving Saturday farmers market, cafes, courts, an outdoor gym and all manner of sports and classes, this is a superb spot to have on your doorstep. You have still more health and fitness options just as close by at the Waltham Forest Feel Good Centre, for a state of the art gym, Olympic pool, climbing wall and lots, lots more.

WHAT ELSE?

- As noted you have five 'Outstanding' primary/secondary schools all less than a mile away on foot. For early years, free community workshop, Role 2 Play is just five minutes walk.
- Jump on a choice of buses just around the corner on Chingford Road, to be whisked to Walthamstow Central station in around seven minutes. From here you have direct, regular twenty minute runs to Liverpool Street and Oxford Circus.
- Your new local is the Dog & Duck, a charming family friendly gastropub with a beer garden full of beach huts. Just five minutes around the corner.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Sturge Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
