This compact purpose-built ground floor one bedroom apartment has its own 25 foot garden and is in a great location close to Wood Street and Lloyd Park. The property has a traditional Victorian-style exterior and a thoroughly modern interior.

IF YOU LIVED HERE…

You’d love the convenience of the location, with great access to local shops and amenities and green space. The Victoria line is only ten minutes away by car, or you can take one of four bus routes from the property and be there just as quick. You’d also appreciate the unusually generous amount of outside space for a one bedroom apartment, with a shared courtyard area with bike storage in addition to your private 25 foot garden.

Great use is made of every inch of internal space and there’s absolutely no wasted space in this apartment. You come directly into the spacious living room; at almost 25 feet long there’s ample space for the neat, well-equipped corner kitchen, a dining table, a sofa, and a workspace. It’s dual aspect and flooded with natural light from a large bay window at the front and a window above the sink with a garden view. Tasteful décor, downlighters and a wood floor give it a relaxed up-to-date ambience.

The double bedroom has a west-facing window and glazed doors that open onto the private garden. The room comfortably accommodates a double bed and bedroom furniture. The smart hotel-style bathroom has a luxurious feel, with two-tone complementary tiling, a large walk-in shower, a washbasin console and a heated towel rail.

Outside, the private garden has a paved terrace adjacent to the house and an artificial turf lawn making it an ideal outdoor room suitable for year-round use. The property is detached, and all residents have a shared side alley that leads to a large paved, shared courtyard with secure cycle storage.

WHAT ELSE?

-It’s a just short walk to the local shops and cafes along Chingford Road, and popular Wood Street and Hoe Street are both about a 15 minute walk away.

And the extensive Epping Forest is less than a mile from your door.

-Wood Street overground station is a 20 minute walk. From here you can take 23 minute journeys to Liverpool Street, or it’s just one stop to the Victoria Line at Walthamstow Central, with fast journeys to central London and the West End.

a word from the owner...

"This has been the perfect introduction to owning a home. We haven't had much to maintain and there's enough space for us both to live comfortably and even work from home. The neighbours are all very friendly and we work together to keep the property in excellent condition, without the need/ costs incurred with having an external managing agent. The flat is really warm and cosy in winter and in Summer we have had some excellent times in the garden and communal space having bbq's etc. It's great to not be overlooked as the garden backs on to chapel end Primary school. The commute to work is easy, we can get a number of buses from just down the road to Walthamstow station and be at work inside of 35 minutes. The Dog and Duck pub is a great local, we regularly pop in for the pizza's and quiz night."

Our Local Guide:
Walthamstow

Sturge Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
