1 Bedroom

1 Bath

A sizeable and smartly finished one bedroom apartment, on the first floor of a substantial Edwardian conversion. You're just around the corner from Highams Park station, and a mere half mile on foot from the greenery of the Park itself.

Smartly and sensitively converted, you have the generous room sizes of the period here, with plenty of natural light throughout and your own front door.

IF YOU LIVED HERE...

Your capacious front lounge will be your first stop, with full family home proportions at 180 square feet. Blonde hardwood runs underfoot and a vintage hearth and ornate timber mantel take centre stage, all awash with natural light thanks to the large bay window. It's a superb hosting space.

Next door your bedroom continues the generous proportions. A sizeable double of 150 square feet, finished in the subtlest of smoky greys, with more blonde hardwood underfoot and a pair of floor to ceiling wardrobes. Elsewhere your bathroom's a pure white sanctuary with large format tiling, while your kitchen's smartly decked out with cream cabinets, matching splashbacks and timber worktops.

Outside and, as noted, it's just five minutes on foot to Highams Park overground station. Here you have regular, direct twenty three minute runs to Liverpool Street, putting the City less than a half hour away door to door. Heading to the West End? Walthamstow Central is just two stops and five minutes away, for a quick swap to the Victoria line.

WHAT ELSE?

- Highams Park itself, with rolling greenery, panoramic London views and the famous lake (designed at the turn of the century by Humphry Repton) is just ten minutes walk away.
- For your new local be sure to check out the splendid Royal Oak gastropub and guesthouse, for a superb range of fine wines and real ales in sumptuous surroundings. Just two minutes round the corner.
- You have a private driveway, and the arterial North Circular is less just five minutes drive.

a word from the owners......

"We have loved living in Highams Park for the last 12 years and were lucky enough to buy our first property here on Studley Avenue. It’s a lovely quiet street, great neighbours and just a short walk to the overground station and all of the amenities HP has to offer. It’s really the best of both worlds with a lovely village feeling and being so close to central London. We are now looking to take the next step and move to a house but hoping to stay as local as possible. We hope the new owners love this great flat just as much as we have."

Our Local Guide:
Highams Park

Studley Avenue, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
