A two double-bedroom, split level apartment on the top floor of a modest, low rise contemporary development set in well maintained grounds. Highlights include the immaculate decor and separate kitchen and lounge, not to mention the excellent location…

Wood Street overground station is less than five minutes walk, where you can travel direct to Liverpool Street in 20 minutes, but the immediate neighbourhood is bursting with exciting amenities, ranging from award-winning eateries to much loved local pubs. You’ve even got the sprawling nature of Epping Forest within easy reach.

IF YOU LIVED HERE…

You'll have one of our most popular neighbourhoods right on your doorstep - Wood Street is having a real moment. Not only does it look great thanks to the good work of local mural studio Wood Street Walls, but several exciting new stores and eateries have popped up amongst the old favourites, like the brilliantly unique Wood Street Indoor Market and local institution garden centre Lancasters. Not sure where to start? Try the Lebanese and Palestinian eatery Mini Hiba, excellent beer shop-cum-bar Clapton Craft, tasty brunch spot Dudley’s and award-winning bakery Chocolatine, but there’s much more.

The apartment has a surprisingly spacious entryway, with lots of storage and incidental space to banish clutter. Head up the dark timber staircase and into the apartment proper and you'll find both bedrooms are solid doubles of well over 100 square feet apiece.

The lounge is just as generous, coming in at an impressive 150 square feet and plenty of natural light thanks to the floor to ceiling windows.

The kitchen is particularly stunning, with striking navy units, stylish vertical tiling and glossy counters. Finally, the smartly designed bathroom and WC are separate, a life saver on busy mornings.

WHAT ELSE?

- As well as Wood Street on your doorstep you have Walthamstow Village just over a half mile away, its peaceful streets home to some of the best gastropubs for miles around. Stop off en route at the popular Ravenswood Industrial Estate, which is home to the ever-popular God’s Own Junkyard, as well as breweries Wildcard Brewery Tap, Pillars Brewery, Trap, plus gin palace Mother’s Ruin.
- At 115 years, the lease won't cause you any renewal worries - great for peace of mind.
- Want to head out somewhere a bit special? Nearby you’ll find the newly opened Lacy Nook, which offers a unique al fresco dining experience with Balkan fusion dishes on the menu. It’s popular so you’ll need to book.

word from the owner...

"We've loved living in this flat for the past five years, it has been the place we've most felt at home and we'll be sad to move away. The flat is very well laid out and adaptable, each room is sized generously enough that you could configure them in a number of ways. There are plenty of storage cupboards and we also have access to a secure pram shed on the ground floor of the building. The flat is very well built, it's cool in the summer and warm in the winter. It really feels like there is a whole village right at your doorstep. Wood Street is brimming with shops, cafes, restaurants and pubs. Our favourites include Dudley's, Coffee Boxx, Chocolatine, Wood Street Bakery, the Lacy Nook and Clapton Craft. Walthamstow village and the breweries at Ravenswood are within a 15 minute walk and have a great atmosphere. On weekends we'll often find ourselves in the independent stalls in Wood Street Indoor Market or taking the short walk up to Epping Forest. Being close to Wood Street Station means you can get to Liverpool Street in about 25 minutes, or connect up to the Victoria line at Walthamstow Central and get into the West End very quickly. "

Our Local Guide:
Walthamstow

Stocksfield Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
