This bright and airy two-bedroom first floor period conversion is located in one of Walthamstow Village’s most popular locations, near to the tube and the many excellent amenities of Walthamstow Central. However, despite having so much going on close by, Stanhope Road is quiet cul-de-sac.

While it’s already a sizeable 676 square foot, there’s potential to extend further (subject to the usual permissions), which should be great peace of mind - especially since this is such a great area to lay down roots.

IF YOU LIVED HERE…

If you don’t already know it, you’ll quickly fall in love with this pocket of Walthamstow Village. As well as the benefits of the direct neighbourhood, you can also enjoy the perks Walthamstow Central, as you’re on the cusp of that area too. Within a five minute walk, you’ve got everything from a nine-screen cinema and the ultra-convenient Victoria line to award-winning restaurants and top-rated gastro-pubs.

Walthamstow Village is packed with ancient history (which is how it gets its official ‘village’ status - it’s not just a quaint, self-appointed title), as well as an eclectic mix of amenities which draw visitors from all corners of London at the weekend. Grab a coffee and toastie from the local coffee shop Froth and Rind, handily located a few blocks away, and sit in the village square and enjoy a bit of people watching.

While Orford Road is the main hub, you’ll find the wider area potted with brilliant amenities, such as authentic sushi takeaway Ohba Leaf Kitchen on Grove Road, while the ultra-friendly Castle gastro-pub (which was voted runner-up for best Sunday lunch 2019 by The Observer) is even closer. Poke bowl specialists Peeld is another great lunch option, while store-come-restaurant eat17 is sure to become another regular haunt.

Back at home, your front reception room has been nicely preserved with immaculate decor bathed in light from the generously-sized windows. The bedrooms are just smart, as is the bathroom, which has a walk-in shower and sparkling tiles. Meanwhile the brilliantly bright kitchen benefits from spotless cabinets and contemporary appliances.

There’s also an abundance of green space nearby, from Lloyd Park to Hollow Ponds and the Walthamstow Wetlands, while Walthamstow Central tube is mere minutes away, meaning you can hop on the tube or overground and be in the West End or City in less than half and hour.

WHAT ELSE?
- There’s much excitement about Soho Theatre Walthamstow, a 1000 seat performance space that will be home to world-class entertainment when it opens in late 2023 - and it’ll be a few minutes from your front door.
- If you want a change of scenery, head to Fellowship Square for its all-singing, all-dancing fountains, a delight for both kids and grown-up kids-at-heart.
- As well as being so close to Walthamstow Central station, you’re in a great spot for accessing the borough excellent bus network; the bus station is a few minutes away.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Stanhope Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
