A charming three bedroom, twin bathroom Victorian terrace, enviably located just off Leyton's key destination of Francis Road, with its splendid range of cafes and coffee spots. You also have Leyton tube station just half a mile away.

If you ever need space to expand in the future, there's potential here to develop your loft space (subject to the usual permissions) as your neighbours have done. Making this a home to serve your needs for years to come.

IF YOU LIVED HERE...

You'll have those bright and generous Victorian proportions to stretch out in, starting with your 120 square foot front lounge, featuring that classic bay window and pale blonde engineered hardwood underfoot. Next door the blonde flooring gives way to smoky grey in your charming dining room, before the hall opens out into your kitchen, with sleek flanks of seamless white cabinets, marble effect counters and slate grey lino flooring in between.

Smart marbled counters and smoky metro tile splashbacks complete the charming aesthetic, while step outside for a raised patio and length of zero maintenance Trulawn, surrounded by railway sleeper beds. Back inside your ground floor's completed by a smart bathroom - the first of two - with a shower over the tub. Upstairs you have two substantial double bedrooms, plus a generous single to the rear, also ideal for use as a study. Finally your effortlessly chic shower room completes things in style.

Outside and a few steps around the corner you have Francis Road, home to some of Leyton's best-loved cafes including Morny's and Albert & Francis. There's also Dreamhouse Records, a dedicated vinyl specialist, and Yardarm, for expertly curated vintages and regular tastings. For green spaces, you have both Sidmouth Park and Ornamental Gardens around the corner, while further afield the epic natural expanses of Epping Forest and Hackney Marshes are both within easy reach.

WHAT ELSE?

- Leyton tube station is just ten minutes on foot and will get you directly to Liverpool Street in eleven via the Central line, putting the City well within a half hour door to door. Tottenham Court Road is just nine minutes further, for the West End.
- The property is offered chain free, for that all important hassle free move.
- If you're looking for the overground, Leyton Midland Road is just a half mile on foot for the Gospel Oak to Barking Riverside line, now a direct run to the banks of the River Thames.

a word from the owner...

"This was my first property and I put everything I had in to its renovation over the past quarter century. Living there for the first 10 years meant I got to know the neighbours and enjoyed some great times. I then moved away and rented it and in the past 15 years or so the area changed dramatically particularly with the transformation of Francis Rd. There is a really positive vibe there now and it feels tangibly like the 'place to be'. There is a more pronounced family presence in the area too. Personally I always enjoyed the Northcote Arms pub around the corner. It too has changed and serves food now I believe. The council in general are excellent with fantastic vision in creating people friendly environments. There are vastly improved cycle amenities and storage facilities abound. Definitely this is an area on the up!"

Our Local Guide:
Leyton

St Marys Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
