3 Bedroom

2 Bath

A striking, spacious and characterful three bedroom Victorian terrace, artfully developed over three storeys on a corner plot, with substantial rear garden and standalone studio. All just a short walk from bustling Wood Street and Lloyd Park.

At around 110 square feet, featuring lovely views of your garden plus plenty of natural light, the garden office is a superb secluded home working space. There's some handy extra storage next door too.

IF YOU LIVED HERE...

You'll admire the striking green frontage, its bay windows and gables, before stepping inside to find a similarly striking suite of rooms. Your 250 square foot pen plan kitchen and reception room is the first of many highlights, with laminated floors and the kitchen smartly segmented by a timber topped breakfast bar. More warm wood worktops sit atop your white cabinets, below a sleek metro tile splashback.

Across the hall your second reception sits dual aspect, with another box bay window, garden views and a vintage wood burner sat in an exposed brick hearth. You can step out into the garden at the end of your hallway, for an expanse of low maintenance Trulawn, railway sleeper beds and a raised seating area. Upstairs, and bedroom one is another bright dual aspect affair, finished in striking sky blue.

Your 140 square foot principal bedroom has its own characterful colour scheme, with a sleek en suite shower room decked out in large format smoky vertical letterbox tiles. Next door your family bathroom's similarly styled, with a shower over the tub. Finally, head upstairs for your multiple aspect loft conversion, with all around views, a red and white colour scheme and study nook. Last but not least, a rare bonus in the area, there is off-street parking available.

WHAT ELSE?

- As noted, our ever evolving new neighbourhood of Wood Street is less than a half mile on foot, for a growing range of cafes and gastropubs. Wood Street Bakery in particular is sure to become a highlight of your mornings.
- Parents will be pleased to find four 'Outstanding' and eighteen 'Good' primary/secondary schools, all less than a mile away on foot.
- The multi million pound sporting facilities of Waltham Forest Feel Good Centre are just ten minutes away. Whatever your sport of choice you're well catered for here, with an Olympic swimming pool, state of the art gym, courts running track, climbing walls and more.

a word from the owner...

"When we bought this house the lady we bought it from told us it had always been a happy house, which has definitely turned out to be true. We have loved living here. There is a great community spirit in the area, with a street WhatsApp group and lots of friendly neighbours. We love our home office; plenty of space for two people to work in a bright space overlooking the garden, and then we can close the door at the end of the day and separate work from home life."

Our Local Guide:
Walthamstow

St. John’s Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
