This impressive three-bedroom home has been thoughtfully designed with a brilliant blend between old and new.

Spread out over two floors, it’s situated in a fantastic location, with easy access to Walthamstow, Epping Forest, Highams Park and Wood Street, so you’ve got a great choice of eateries, greenery and transport links. Other highlights include the first floor family-bathroom and spacious private garden.

IF YOU LIVED HERE…

You’ll love the sense of space that this 1100 square foot home provides. You’re set up well with the bright front reception room, where features include the grand bay windows and stunning fire surround. At the rear you’ve got a second reception room with garden access. This could make an ideal dining room, but the kitchen also has plenty of space to come together as a family round the table. The large patio door will make this particularly appealing, especially with the view of the beautifully landscaped garden complete with leafy climbers and mature greenery. As soon as the sun comes out, the seating area will truly become an extension of your home.

Upstairs you’ll find three brilliantly balanced bedrooms, as well as as a spacious family bathroom with an over-tub shower.

Beyond that eye-catching front facade, you’ll be please to discover that you’re within walking distance of a varied mix of outside space including Epping Forest, Lloyd Park and Fellowship Square, the latter of which has a fantastic calendar of events throughout the year.

The excellent coffee shop Ruttle & Rowe is a five minute stroll, while the delights of Wood Street are just a short stretch further. There’s the eclectic Wood Street Indoor Market, excellent beer shop-cum-bar Clapton Craft and sensational bakery Chocolatine, to name just a few of your local hangout spots. Or head in the other direction towards the Bell junction and you’ll come across many, many exceptional independent ventures, including vegetarian-focused cafe Buhler, store-cum-cafe-cum-gallery Wynwood Art District and Yard Sale Pizza.

If getting or staying fit is on the agenda, you’ll be pleased to know that the Waltham Forest Feel Good Centre is nearby, where you’ll find a gym with a 400m running track and 25m fitness pool with separate diving pit and teaching pool. Or if you prefer spectator sports, head to see the Walthamstow FC in action and get a true sense of the area’s community spirit. The ground is a short stroll away.

WHAT ELSE?

- You’re only 14 minutes from Wood Street station, where you can nip to Liverpool Street in 20 minutes on the overground, or change one stop down the line at Walthamstow Central and head into the West End on the ultra-efficient Victoria line.
- Parents will be pleased to know you have plenty of primary/secondary schools, all rated 'Good' or 'Outstanding' by Ofsted, in the area.
- For your new local you couldn't ask for better than The Dog & Duck, a stylish family friendly gastropub - 10 mins from your front door.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years."   KIM HEYWOOD E17 BRANCH MANAGER

Our Local Guide:
Walthamstow

St. Johns Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
