You’ve even got the sprawling nature of Walthamstow Wetlands within easy reach.

IF YOU LIVED HERE...

Thanks to the immaculate condition of this home, you’ll be fully settled from day one, ready to relax and enjoy the stylish design throughout. In the kitchen/living area, you’ll love the timber flooring and custom shutters, as well as the sleek cabinets and integrated appliances. Also on the second floor, you’ll find your first bedroom, complete with a blush feature wall and soft carpeting underfoot.

Head up to the converted loft, where you’ll find two further bedrooms, both immaculate with beautiful bespoke carpentry and plenty of natural light. The front bedroom here would be an excellent choice for a home office if that suits you more. As for the bathroom, it’s smart and modern, with an over-tub shower and spotless fittings.

Beyond that iconic facade, the whole area is buzzing with creative energy. You may already know about CRATE St James, an eclectic collection of ventures housed in eye-catching containers, ranging from the Italian Bakery pizzeria to the Untraditional Pub, but there’s plenty of other perks on your doorstep, including tasty brunch spot The Curious Goat, new Korean cafe Gochu Gang and Beaten by a Whisker coffee shop.

In contrast to all this urban buzz, there’s lots of greenery nearby, including the brilliant Walthamstow Wetlands, St James Park itself and Lloyd Park.

If you need to travel further afield, St James Street station is mere seconds on foot for quick access to Liverpool Street on the Overground, while Blackhorse Road station is only a ten minute walk away for the speedy Victoria line into the West End.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

St. James’s Street, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
