A splendid three bedroom family home, featuring a gloriously open plan, substantially extended ground floor and skylit loft room. Impeccably appointed throughout, you're also just a short stroll from our 500 acre Walthamstow Wetlands.

The Green Flag award winning Wetlands is the largest nature reserve in London, packed with things to see and do and the perfect escape from City life. Best of all it's barely eight minutes from your new front door.

IF YOU LIVED HERE...

That artfully arranged, epically proportioned open plan ground floor will be delighting you on a daily basis. Coming in at almost 500 square feet from front to back, your lounge gets things started in style with powder grey walls and blonde hardwood floors. Moving on through, you have an artful, canary yellow lightwell laid open on the left beneath a skylight, leading on to a handy skylit cloak room. A gunmetal tower radiator marks the entrance to the kitchen area.

In here blonde hardwood gives way to pale grey floor tiling and a suite of complementary cabinets and metro tile splashbacks sit below still more skylights. All impeccable as an art gallery. Your family bathroom's to the rear, decked out from top to toe in immaculate metro tilework. A utility room completes the storey. Upstairs, all three double sleepers continue the smoky grey colour scheme, while your 180 square foot, skylit loft room is ideal for all kinds of purposes.

Outside now, and you have Blackhorse Road tube station just a half mile away on foot. From here the Victoria Line will get you directly to Kings Cross in fifteen minutes, putting the heart of London less than a half hour away door to door. Heading to the West End? Oxford Circus is just five minutes further. Need to get to the City? Ride one stop to Walthamstow Central and swap to the overground for twenty minute runs to Liverpool Street. Or step off here entirely for the wining and dining delights of Walthamstow Village.

WHAT ELSE?

- Craft beer fans rejoice, the beloved Blackhorse Beer Mile is right around the corner. A loose collection of independent breweries, tap rooms and beer gardens arranged along Blackhorse Road, you're sure to find a favourite, family friendly spot.
- Parents will be pleased to find eighteen primary/secondary schools, all rated 'Outstanding' or 'Good' by Ofsted and all less than a mile away on foot. The 'Outstanding' Eden Girls School is just five minutes around the corner.
- Whether you're a seasoned climber or looking for a fun new way to stay in shape, Yonder has you covered with climbing walls for all abilities and ages. Just five minutes around the corner. Plus there's a cafe, for social climbers.

word from the expert...

"For me it's the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable, with a range of superb properties in splendid locations. Here is no exception. Lovingly finished and completely immaculate throughout, there's plenty of space and options for the most demanding of families. A fine find, this is a splendid example of an E17 family home and yet another reason we love it here so much.”   KIM HEYWOOD E17 BRANCH MANAGER

Our Local Guide:
Walthamstow

St. Andrews Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
