VIEWINGS HAVE ALREADY TAKEN PLACE

A charming two-double bedroom Victorian conversion in an excellent spot close to Blackhorse Road station - and all the lively action around it.

Within a 5-10 minute stroll of apartment, you’ve got much the much-lauded vegan-friendly Slow Burn, the community-centred bouldering studio Yonder, the warehouse-style microbrewery Truman’s Social Club, the atmospheric coffee shop-cum-repair centre Armstrong Audio, and so much more.

IF YOU LIVED HERE…

Thanks to its spotless condition and calming palette of neutrals, you’ll feel instantly at home in the ground-floor home. The dual aspect kitchen-diner is bursting with light, and a perfect spot for hosting friends and family, while the ample amount of storage will banish the need for clutter. The bathroom balances charming character with contemporary convenience, while the bedrooms are both generously proportioned with sparkling floors.

The rear garden is a delight and you'll love the potential for al fresco fun.

Beyond your front yard, you’re in a great spot for exploring this dynamic part of E17. As well as being a mecca for coffee shops, bars and eateries, there’s an abundance of green space; the sprawling Walthamstow Wetlands and historic Lloyd Park can both be reached in around 20 minutes (or an even quicker peddle), while Higham Hill Park is even closer to home.

Want escape further afield? It’s a 10 minute stroll to Blackhorse Road station, where the Victoria line will get you straight to Kings Cross in around quarter of an hour, or hop on the overground, which zips between Gospel Oak and Barking. Buses are plentiful too.

WHAT ELSE?

- Craft beer fans and foodies alike will love being so close to the Blackhorse Lane Beer Mile, where taprooms include Signature, Exale, Hackney, Wild Card and Truman’s.

a word from the expert...

“I have worked in Walthamstow for over 10 years, and I still enjoy the buzz in the area. From the scene in Walthamstow Central which offers Collab, Gokyuzu and the Empire cinema. Take a short stroll to the famous William Morris gallery which is located on the popular Lloyd Park surrounded by beautiful green scenery. Walthamstow Village has been a popular trend for me over the years with its bubbly night life and quirky pubs. My personal favourite is The Village Pub. There are four trains stations in Walthamstow. Walthamstow Central, Wood Street, Blackhorse Road and Walthamstow Queens Road. I have commuted to and from Central London from Walthamstow Train Station which takes less than 20 minutes so I can see why Walthamstow has the nickname ‘awesomestow’”. Our Local Guide:
Walthamstow

St. Andrews Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
