This impressive four-bedroom home has been thoughtfully designed with a brilliant blend between old and new.

Arranged over three floors, it’s situated in a fantastic location, with easy access to Walthamstow, Epping Forest, Highams Park and Wood Street, so you’ve got a great choice of eateries, greenery and transport links. Other highlights include the bright reception room, large kitchen/diner, south-facing garden, toilet on each floor - and the stylish finish throughout.

You’ll love the sense of space that this 1583 square foot home provides. You’re set up well with the bright reception room, where features include the beautiful engineered parquet, stunning fire surround, custom shutters, vintage-style column radiator and ornate beading.

At the rear you’ve got your kitchen/diner, which is just as considered, with sleek units and hi-tech integrated appliances, all bathed in light from the skylight and bi-fold patio doors. Beyond, the patio area will truly become an extension of your home once the weather is warmer, and you’ll love having such a well maintained garden, not to mention a ground floor WC.

On the first floor you’ll find three beautifully designed bedrooms and an equally stylish family bathroom. Up in the converted loft, you’ve got your master, with a smart ensuite, eaves storage and - the best bit - a walk-in wardrobe bigger than most people's bedrooms.

Beyond the immaculate brick frontage, you’ll be please to discover that you’re within walking distance of a varied mix of outside space including Epping Forest, Lloyd Park and Fellowship Square, the latter of which has a fantastic calendar of events throughout the year.

The excellent coffee shop Ruttle & Rowe is a five minute stroll, while the delights of Wood Street are just a short stretch further. There’s the eclectic Wood Street Indoor Market, excellent beer shop-cum-bar Clapton Craft and sensational bakery Chocolatine, to name just a few of your local hangout spots. Or head in the other direction towards the Bell junction and you’ll come across many, many exceptional independent ventures, including vegetarian-focused cafe Buhler, store-cum-cafe-cum-gallery Wynwood Art District and Yard Sale Pizza. You’ll love exploring and uncovering other gems such as the cosy and comforting La Cafeteria, which serves up Mediterranean dishes just seven minutes from your door.

If getting or staying fit is on the agenda, you’ll be pleased to know that the Waltham Forest Feel Good Centre is nearby, where you’ll find a gym with a 400m running track and 25m fitness pool with separate diving pit and teaching pool. Or if you prefer spectator sports, head to see the Walthamstow FC in action and get a true sense of the area’s community spirit. The ground is a short stroll away.

- You’re only a 12 minute walk to Wood Street station, where you can nip to Liverpool Street in 20 minutes on the overground, or change one stop down the line at Walthamstow Central and head into the West End on the ultra-efficient Victoria line.
- The 950-seat Soho Theatre Walthamstow is set to open next year, and it’s only 1.5 miles from your home.
- Parents will be pleased to know you have plenty of great primary/secondary schools in the area.

a word from the owner...

"We’ve loved living here as we have so much on our doorstep. Wood Street is a short walk away with plenty of cafe and bar options. We have Ruttle and Rowe a couple of minutes walk away for our morning coffee fix. Chestnut fields is a lovely green space and allows us to quickly access the town hall fountains, the feel good centre and Lloyd Park within minutes. There is a lovely sense of community here."

Our Local Guide:

Spruce Hills Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
