3 Bedroom

1 Bath

A three bedroom Victorian terrace, with rear courtyard garden, handily placed within easy reach of Wood Street, Bell Corner and Lloyd Park. Design & decor may need updating here and there, but your fundamentals couldn't be stronger.

Among many highlights on your doorstep is Bell Corner, half a mile on foot and home to a growing range of artisanal coffee shops, a handy confluence of bus routes, and one of our finest gastropubs, The Bell.

IF YOU LIVED HERE

You'll have well over 800 square feet of living space to play with, all sat behind that elegant Victorian frontage. Your bay windowed front reception is a fine introduction, with plenty of space and natural light. A bit of TLC in here will work wonders. Next door your kitchen/diner is another generous affair, with hardwood style vinyl flooring, a vintage timber mantel and facing banks of cabinets.

Step outside here for your split level rear courtyard, nicely secluded and home to a shed. A scattering of pots and some seating is all you need for a splendid outdoor solace. Back inside, and upstairs now for your three sleepers. Ranging in size from sixty six to 100 square feet, all three feature blonde hardwood floors and crisp cream paintjobs. Finally your family bathroom's finished in marbled tilework and slate grey vinyl underfoot.

Outside and our ever evolving neighbourhood of Wood Street is just a third of a mile on foot, with a growing choice of cafes, restaurants and bars, plus the much loved Duke gastropub and increasingly popular covered market. Great for vintage finds. When you want to venture further afield, Wood Street overground station is fifteen minutes on foot and will get you straight to Liverpool Street in twenty.

WHAT ELSE?

- Our borough's beloved green gem of Lloyd Park is just half a mile on foot from your new front door for landscaped gardens, open green spaces, cafes, courts, and a great range of sports clubs and classes.
- Heading to the West End? Walthamstow Central and the Victoria line is a twenty five minute walk, five minute bike ride, or just one stop down from Wood Street.
- You're well served for schools, with twenty one primary/secondaries all within a twenty minute walk and all rated 'Outstanding' or 'Good' by Ofsted. The 'Outstanding' Woodside Primary Academy is less than a half mile on foot.

a word form the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Spruce Hills Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
