Spruce Hills Road Walthamstow, E17 4LD

Offers Over £440,000

2 Bedrooms

1 Bath

A recently refurbished and splendidly finished two bedroom apartment on the ground floor of a substantial Victorian, end of terrace with a dedicated front door. All enviably located just a short stroll from Bell Corner and Lloyd Park.

As well as the great green expanse of Chestnuts Field just across the road, you're just a third of a mile on foot from Walthamstow's latest landmark of Fellowship Square, an immense fountain and serene space sat before the grand council offices, playing host to a regular series of events.

You'll be enjoying all the fresh and gleaming results of this comprehensive refurbishment. Design & Decor gleams gloriously throughout, with solid oak parquet flooring running underfoot and the various characterful finishes accomplished in quality LICK paint. To the front, both bedrooms are solid doubles of around 120 square feet apiece, with the large bay window beaming over the master, and bedroom two currently in use as a fine second reception and office space.

Moving to the rear, your kitchen/lounge is a masterpiece of open plan design. Coming in at 200 square feet, with that blonde parquet flooring giving way to slate grey parquet tiles in the kitchen area, the spaces are further delineated by a handy timber topped breakfast bar under suspended filament lighting. The kitchen is brand new, with Royal Blue cabinets, brass fittings and a sunken ceramic Butler's sink.

Elsewhere, through a modest secondary corridor with handy utility space, your family bathroom is decked out from floor to ceiling in pristine white metro tiles, designer matte fittings including a shower (with separate controls) over the tub, and more of that signature slate grey parquet tiles underfoot. Step out into your rear garden for some elegantly expert landscaping. The sheltered side return blooms into a length of lawn, flanked by high timber fencing for privacy.

- The finest fitness facility for miles around, the multimillion pound Waltham Forest Feel Good Centre, is around ten minutes away on foot, just the other side of Chestnuts Field. Here you'll find twin swimming pools, state of the art gym, climbing wall, trampoline park and more.
- You have on street parking and drivers can be on the North Circular in five minutes. Meanwhile, Wood Street overground station is just a fifteen minute walk, and will get you directly to Liverpool Street in twenty.
- As well as the many and varied amenities of Wood Street on your doorstep, you're just a half mile on foot from the pride of Walthamstow's gastropub fleet, The Bell.

a word from the owner...

"I purchased this flat at the end of last year with a view to stay long term, but I'm now planning on buying a new place to share with my partner, which is a bit of a shame as I spent almost the whole year renovating the place to a very high standard. I feel like it's in as good a condition as it can be! It's a lovely quiet flat, and being end of terrace and on a closed road it's incredibly peaceful. Chestnut fields is just across the road for some green space and is the local dog owners hang out, and the newly refurbished town hall is a lovely addition with markets and a coffee stall that does an excellent flat white! Wood Street is just around the corner with all its bakeries shops and cafes, plus the new Clapton craft tap room and the Duke pub, and the village is just up the road. It's a very well located flat, and Lloyd Park is 10 minutes up Forest Road. I'll be sad to let it go as I've put a lot of time and love into it, but hopefully the next owners will really enjoy it!"

Our Local Guide:

Spruce Hills Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
