2 Bedroom

1 Bath

An artfully appointed, lovingly developed two bedroom Victorian terrace, with twin receptions and a garden studio room, clad in Red Cedar, in the generous rear garden. You're enviably placed too, less than a half mile from St James Street.

You have architect's plans in place for further extensions to the kitchen, plus mezzanine development in the loft.

IF YOU LIVED HERE

You'll step into your welcoming hallway to find restored original floorboards flowing underfoot, running on into your first reception of 150 square feet, full of natural light thanks to that box bay window, dressed in handsome bistro shutters. There's a striking statement chimney breast home to a vintage timber mantel. A splendid introduction.

To the rear there's a second reception space of a similar size, with patio doors giving onto the garden. It's all laid open to your bright, skylit kitchen. Upstairs and your principal bedroom sits to the front; 150 square feet with twin windows and another eye catching hearth and mantel. Bedroom two to the rear is another double, while your bathroom, features a lovely glass brick divider, and metro tiles from floor to shoulder.

There's a real village in this part of our beloved borough, right down to old school milk deliveries and local window cleaner. You're nice and handy for our famous High Street too ñ just a half mile on foot for the longest street market in Europe. If you can't buy it here you probably don't really need it. St James Street station is just as close, with direct twenty minute runs to Liverpool Street putting the City less than a half hour away door to door.

WHAT ELSE?

- Parents will be pleased to find six 'Outstanding' primary and secondary schools all less than a mile away on foot.
- Your rear garden starts with the paved, secluded side return before giving way to a generous length of lawn. At the end there's a bespoke garden studio; sixty five square feet, fully powered and the perfect home office.
- Walthamstow Leisure Centre is just a couple of minutes round the corner, for squash courts, a gym, sports hall and fitness studio offering a variety of classes.

a word from the owner...

"After 20+ years in Walthamstow we have seen many changes in the area including an increase in quirky shops, great coffee, bakeries, cafes and restaurants, the addition of local breweries and a vibrant arts scene. The transport links are fantastic and green spaces including St James park, the sports fields, marshes, canals, Lea Valley and Epping Forest makes us feel we're in the countryside with all of the benefits of city life. We're close to leisure centres, gyms, a horse riding centre, tennis courts, a rowing and canoeing club, swimming pools, a pottery studio and an array of creative spaces. Our son's school is less than 5 mins walk away and there are good primary schools aplenty just as close. We have wonderful neighbours all along the street and we know many people in the neighbourhood - they're a friendly, welcoming bunch of people and we'll miss them all dearly. We've made many wonderful memories in our beautiful home. It's peaceful, charming and well loved. It's where we lived early in our relationship and when newly married, it's where we brought our baby home to and where we expanded our family with a new puppy. We've loved eating dinner in the garden on a summer's evening and over the years have spent many hours hanging out in hammocks on a sunny day. It's time for us to move on and we hope the new owners will love it just as much as we have..."

Our Local Guide:
Walthamstow

Springfield Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
