2 Bedroom

1 Bath

An elegant, bright and characterful two bedroom Victorian terrace, lovingly appointed throughout in immaculate style. You're ideally placed just a short stroll from St James Street station, Walthamstow Wetlands and our famous High Street.

There's a low maintenance courtyard garden to the rear, a secluded arrangement of patio and beds and the perfect blank canvas for your green fingered inspiration.

You'll be relaxing among clean lines and pristine finishes throughout, all set against the charming backdrop of the original Victorian architecture. Pale engineered hardwood runs underfoot into your 125 square foot front lounge, with bay window and handsome vintage hearth. Your second reception to the rear is similarly sleek, nicely bright and a superb dedicated dining spot.

Your kitchen continues the theme with a sleek suite of cabinetry, integrated appliances, chunky worktops and a boxfresh stainless steel oven and matching extractor hood. Upstairs everything's every bit as appealing. Your bright principal sleeper to the front bathes in natural light and a tranquil violet paintjob, while to the rear bedroom two sits pretty in cream. Finally your family bathroom completes things in style with white metro tiles, pastel timber panelling and soft recessed spotlights.

Outside and, as noted, you're just a half mile on foot from St James Street station and the adjacent delights of CRATE St James. From here the overground will whisk you to Liverpool Street in twenty minutes for a half hour door to door City commute. CRATE, meanwhile, is our bustling social hub, full of independent entrepreneurial offerings from yoga studios to craft breweries to burger bars. All that and you also have Europe's longest street market starting right here. If you can't buy it here you probably don't really need it.

- With your loft space so far unexplored you could potentially follow your neighbours' lead and add a whole new storey with a Dormer extension (subject to the usual permissions).
- Looking for something a bit special? Supperclub.tube, one of Walthamstow's most enviable eateries, is just five minutes around the corner. Here you can enjoy Latin American fusion cuisine in a decommissioned tube carriage. Booking is essential.
- Parents will be pleased to find four 'Outstanding' rated primary schools all within a one mile radius. The 'Outstanding' St Saviour's CofE Primary is just two minutes around the corner.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:

Springfield Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
