IF YOU LIVED HERE...

On the first floor of this beautifully maintained 800 sq ft property, you’ll discover the reception is a generous, light-filled space with dual-aspect views framed by four large windows. Original coving and picture rails add a touch of period charm, while the restored wooden floorboards, carefully preserved, run seamlessly throughout, creating a welcoming and stylish space that you’ll love hanging out in.

The kitchen is attractively designed with cream cabinetry, both floor and wall-mounted, offering generous storage space. It pairs effortlessly with a matching tiled splashback and warm grey countertops. Integrated appliances keep the aesthetic sleek and minimal, while a large window overlooks the garden, filling the room with soft, natural light. The bathroom combines sandstone tiles with a modern white suite, featuring a full-size bath and overhead shower arrangement complemented by thoughtfully positioned mirrors that amplify natural light.

Elegantly decorated in soft terracotta and pale pink, the principal bedroom covers 133 sq feet with plush carpeting underfoot, adding warmth and comfort. The second bedroom, covering over 100 sq ft, softly carpeted and brightly lit from its southwest-facing aspect, features a rear bay window that frames serene garden views that enjoy sunlight throughout the day.

Outside, the garden is a sun-drenched sanctuary, enclosed by a mix of brick walls and timber fencing. Lavender-lined beds fill the air with fragrance as you follow a gravel path leading to a secluded paved terrace—perfect for intimate outdoor gatherings. A charming summer house adds an extra layer of versatility, ideal as a studio, workspace, or retreat.

a word from the owner...

"We have absolutely loved living in this flat in Wanstead for the past few years. It has been the best of both worlds, with easy access to London for work and all it offers but with the greenery of Wanstead, Wanstead Park and Epping Forest on our doorstep, in a lovely village setting. We’ve made so many friends in the friendly community and love finishing our morning walks in Christchurch Green by grabbing a coffee in the local cafe to start our day. The front room is great for hosting, and gets gorgeous sunshine in the morning. We also set a projector up on the 4m living room wall - perfect movie nights in! We hope that the new owners will enjoy the recently landscaped organic garden. We’ve planted a fan trained morello cherry tree, ornamental cherry tree, blueberry bushes and a mixture of perennial planting for an easy low maintenance garden. We love sitting out in the sunshine with a cuppa on a summer's day. We redecorated the flat with plans to stay so it has been decorated with love and we hope the new owners will love it as much as we have."

Our Local Guide:
Wanstead

Spratt Hall Road, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
