1 Bedroom

A bright and smartly appointed one bedroom apartment, sat on the first floor of a modest designer development just around the corner from St James Street station. There's also a private balcony overlooking the artfully landscaped grounds.

Among the many delights on your doorstep are the CRATE St James community hub and Walthamstow High Street, home to our famous street market.

IF YOU LIVED HERE…

You'll be stretching out in your wonderfully bright, 250 square foot open plan kitchen and reception. In here, your Amtico Oak flooring runs underfoot and natural light flows in from the floor to ceiling windows giving onto your balcony, a lovely outside spot overlooking the grounds. At the opposite end your kitchen's smartly finished with seamless cabinets, integrated appliances and powder grey splashbacks.

Next door your bedroom's a solid double of 125 square feet, softly carpeted with a floor to ceiling window and similarly substantial integrated wardrobe. There's more fitted storage (always a welcome addition to any London apartment) out in the hallway, while your boutique bathroom completes things in style, finished in smoke grey metro tiles from floor to ceiling, and with a shower over the tub.

Outside and, as noted, CRATE St James is right on your doorstep, home to all manner of independent entrepreneurial offerings, from yoga studios to burger bars. It's also barely three minutes on foot to St James Street station, where the overground will get you straight to Liverpool Street in twenty. Alternatively Walthamstow Central is just a twelve minute walk up the High Street and will get you to Oxford Circus just as quickly, via the Victoria line.

WHAT ELSE?

- For your new local we have to recommend a personal favourite, The Chequers is a real 'stow institution with great food and lots of lovely nooks and crannies. Just six minutes away on foot.
- Your new development comes with concierge service and secure on site bike storage, as well as those artfully arranged communal grounds. Great for meeting the neighbours.
- Take advantage of that secure cycle storage and ride four minutes for Walthamstow Wetlands, London's largest nature reserve and the perfect place to blow away the cobwebs. You'll forget you're in London.

a word from the owner...

"We moved into the flat when it was brand new, in the summer of 2019. We have loved living here - the location is fantastic and we have spent many happy hours going for walks around St James's Park, the Wetlands and the Marshes. We feel very lucky to live on top of Curious Goat, which genuinely offers the best brunch around, and Beaten By A Whisker's cinnamon buns are also dangerously close by! With Expa Planet and Tesco each just round the corner, we have been really spoilt for convenience here. Having a concierge located within the block has been fantastic for taking deliveries as well as security, and we have always felt so safe living here. The flat itself is a great layout and immensely efficient - we will probably never have such low heating bills ever again. It's also brilliantly sound insulated - we just never hear our neighbours. The balcony is such an asset in the sunnier months (or for watching New Year's Eve fireworks from!). We will genuinely miss living in Malt Court - this flat has served us so well!"

Our Local Guide:
Walthamstow

South Grove, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
