A distinctive, immaculate, bright and characterful three bedroom Edwardian family terrace. You're sat on a peaceful, leafy no through road just around the corner from Highams Park station, surrounded by green spaces and excellent schools.

Your charming rear garden is a secluded blend of patio, greenery and lawn, and also home to a handsome timber studio. Smart and bright, fully insulated and powered, it's the ideal home office for a perfect work/life balance.

IF YOU LIVED HERE

The elegant, vintage charm of your new home will be apparent the moment you step through the front door into your bright, mint green hallway. A timber staircase rises to your right, while period patterned floor tiles flow underfoot. Step into your front lounge on the left, a naturally bright 150 square feet with a striking original hearth sat in the eye-catching chimney breast.

To the rear, your kitchen/diner is larger still, at 220 square feet. Rich dark hardwood flows underfoot in the dining area, nicely bright thanks to lovely garden views. In the kitchen you have a stainless steel chef's oven, breakfast bar and sleek cabinets. Upstairs your sleeping arrangements consist of two characterfully finished doubles, plus a bright, generous single. Finally your family bathroom's splendidly finished in twin hued metro tiling.

Outside and, as noted, it's barely three minutes on foot to Highams Park station, where direct, twenty three minute runs to Liverpool Street bring the City well within a half hour away, door to door. Alternatively, ride two stops and five minutes to Walthamstow Central for a quick hop to the Victoria line. If you're staying local, then the rolling open greenery of Highams Park itself is just ten minutes walk, for the tranquil blue lake and impressive views over London.

WHAT ELSE?

- Local schools are plentiful and excellent. The much loved Handsworth Primary is right on your doorstep and you have fifteen more primary/secondaries, all rated 'Outstanding' or 'Good' by Ofsted, less than a mile away on foot.
- With your loft space so far unexplored, you have plenty of potential to develop this impressive home even further, perhaps following your neighbours' lead and adding a whole new storey (subject to the usual permissions).
- Looking for a new local? The sumptuous surroundings of the Royal Oak Gastropub and Guesthouse are less than five minutes walk. Real Ale enthusiasts or fine wine aficionados will all find plenty to accompany the delicious menu.

a word from owners....

"We've loved life on Siverdale Road over the past seven years. We moved here with a small baby in tow, and our second child was born a couple of years later. It's a wonderful road to bring up kids. We've felt privileged to have a school as good as Handsworth on our doorstep; there's a lively park on Vincent Road where the kids run around after school; and in general Silverdale has a family-friendly, welcoming feel. For the grown-ups, we've made the most of the cycle trails in Epping, the yoga classes at Lotus, the tennis courts near Tesco, the excellent transport links, and the excellent wine at Vino Tap (because life isn't all about running around...) We're selling up because we want to move to Sussex and be closer to family - but if we ever come back to London, this road is where we'd want to live (especially when there's a cinema in town!)"

Our Local Guide:
Highams Park

Silverdale Road, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
