IF YOU LIVED HERE...

You'll be falling in love with this expertly appointed home on a daily basis with the bespoke layout of the ground floor particularly appealing. Step through your front door and the dining room is your first port of call, coming in at a generous 120 square feet with striking battleship grey walls, a ceiling rose overhead, handsome timber floorboards underfoot and a bay window framing a leafy view. Double doors here lead on into your huge 175 square foot kitchen; an exquisitely realised space where a taupe backsplash complements the maxi format floor tiles perfectly, and an impeccable white suite of cabinets serves as a designer backdrop to the glorious timber-topped breakfast bar.

Continue through and your lounge is an even more sizeable 230 square feet and beautifully lit by a constellation of recessed spot lighting overhead, a skylight and floor to ceiling windows. Throw open the French doors here to access your delectable garden; a timber decked area leads down to a lush lawn flanked by lovingly-tended beds and ending in a handy shed, kids play area and gardening patch. Back inside and head upstairs for two double bedrooms of 105 square feet each and a single ideal for a child or home working spot. Lastly, your bathroom's a gleaming contemporary space with honeycomb flooring, a tub and heated towel rail.

Outside, our genuinely treasured destination of Francis Road is just fifteen minutes away on foot. Here you'll find a fine choice of independent cafes, shops and bars including the ever-popular Marmelo Kitchen, Yardarm, Albert & Francis, the Northcote Arms and the recent Korean street food addition of Zaxx. Even newer to the scene is Dreamhouse Records next to Strange Brew, plus pop-up Jellied Eel cocktail bar. Not to be missed.

a word from the owner...

"Over the last few years we’ve enjoyed transforming the house into a bright and light family home. We love the layout downstairs - which gives a large living room opening out onto the garden and the ability to have open or closed plan to the rest of the house. Shortlands Road is a friendly tree-lined street with a busy neighbourhood Whatapp group, and Leyton Manor Park four doors away is like an extension of the garden. There’s always somewhere to park on the road - a massive bonus in London. It is a 15 minute walk to both Walthamstow Central and the Village, or you can hop on the 55 at the end of the road and head to Hackney. The shops at Bakers Arms are really handy, with lots of independent businesses, a large Tesco’s and the best fruit and veg stall around! A cluster of trendy shops and micro breweries have sprung up around Leyton Midland Station, which is a ten minute walk away, and then its just a bit further to Francis Road. There are loads of parks in the area plus a great selection of primary schools"

Our Local Guide:
Leyton

Shortlands Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
