"I moved into this flat as a first time buyer in January 2022 and my partner joined me soon after. The previous owners were a couple that lived here 5 years from when it was first built. The location is amazing; it's a two minute walk to three breweries and God’s Own Junkyard and a five minute walk to the pubs, restaurants and shops on Orford Road. It's also a six minute walk to Wood Street which has a great community vibe and loads of excellent independent cafes and shops and the overground to Liverpool Street. For getting to work, my partner & I choose to walk to Walthamstow Central to get on the Victoria Line which is equally as simple - plus you're guaranteed a seat as it's end of the line (which is dreamy!). There is a wealth of wonderful green space around being a 20 min walk from Epping Forest in one direction and Lloyd Park in the other; Hollow Pond being our favourite spot to go for walks each day. The flat itself has been perfect for us; it’s a generous size and having two bathrooms has been a real plus, especially when we have guests to stay. The off street parking bay was what sold it for me 2 years ago, with very few other purpose built apartment blocks in the area able to offer private resident parking anymore. The balconies get lots of sunshine in the morning so we've enjoyed weekend morning coffees on them in the summer. In the summer of 2023 the landlord had brand new tinted windows fitted for the whole building which was very kind of them, they help deflect heat on hot days as well as reduce noise and outside visibility. There is a Facebook and WhatsApp group for all residents to share news, take in each other’s parcels and the like which is so handy, and everyone is super friendly. We're sad to be leaving but relocating outside of the city to be closer to family."

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
