A tremendous three bedroom Victorian mid terrace on the Walthamstow Village borders. With double glazing and LED lighting throughout, this is a practical, comfortable home featuring generous living spaces and a beautifully converted loft.

You're in a truly enviable spot here, sat on a short and quiet street moments from both the main thoroughfare of Hoe Street and our much sought after Village. Walthamstow's old town feels a world away from central London, though of course it's just a short trip to Kings Cross on the superfast Victoria Line. There are so many great places to eat, drink, shop and relax close by, you may never want to leave.

IF YOU LIVED HERE…

You'll be stretching out in your double reception, a bright and welcoming, versatile space of over 240 square foot in all. A modern floating fireplace draws the eye, and blonde engineered flooring lies underfoot. To the end of the hallway is your kitchen diner, a superb 170 square foot. Warm wood units complement the glossy white tiling underfoot, and a skylight bathes the space in natural light.

French doors open onto your gorgeous garden, with hardwood decking giving way to neat lawn. Your brick built outhouse sits to the end, giving you an extra fifty square feet of space. Back inside and up the stairs, you'll come to your naturally lit 100 square foot first floor bathroom. Outsize grey tiling frames the shower tub, and there's a corner WC.

Your first bedroom is next along the landing, giving you ninety five square foot of space and leafy garden views. To the front is your second bedroom, with twin windows, a newly fitted wall of bespoke wardrobes and a generous 165 square foot of relaxing space. Brand new soft grey carpet lies underfoot and the walls are bright white.

Up once more into your converted loft, you'll come to your third bedroom of 175 square foot, with soft carpet underfoot as in your other sleepers. There's eaves storage to one end and a Juliet balcony on the other to enjoy the views. A neat en suite sits alongside, with dedicated rainfall shower and concealed cistern WC.

It's just ten minutes on foot to Walthamstow Central, from where you can be at Kings Cross in fifteen minutes or Liverpool Street in just twenty. Five minutes around the corner is Wingfield Park playground, and less than twenty minutes from your door you'll find the ancient green spaces of Epping Forest. The local green gem that is Lloyd Park is just a mile away too, with landscaped gardens, cafes and courts.

WHAT ELSE?

- There's a great choice of schools rated 'Outstanding' nearby, including South Grove Primary, Walthamstow School for Girls, and Barclay Primary which is just three minutes from your front door.
- Your new local is The Castle, a grand corner pub with a cosy interior, a secluded beer garden and a superb menu.
- If you need a change of scene to get some work done, you'll find Hucks café three minutes away is the perfect spot to sit with your laptop and grab a sourdough toastie.

a word from the owners...

"A very reluctant sale due to relocation for a work opportunity. In our short time here on Shaftesbury Road, we have loved being part of a small quiet street with lovely neighbours and a community feel. Perfect for growing or new families. Lovely close walk to the Village and with local coffee legends Hucks up the road, outstanding primary schools and Wingfield Park playground around the corner, you want for nothing. After 6 years of living in Walthamstow, we will be very sad to move away from such a fun, vibrant and upcoming community."

Our Local Guide:
Walthamstow

Shaftesbury Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
