IF YOU LIVED HERE…

You’d love the fantastic light, generous period proportions and modern, clean lines. The property perfectly combines original features with contemporary fixtures and fittings to create a flexible space that’s relaxed and easy to live in, with stripped wood doors and original built-in cupboards alongside double glazed windows, contemporary wood floors and a modern kitchen and bathroom. There’s excellent natural light throughout, with windows in all rooms. The apartment has a large living room at the front and a spacious kitchen/diner at the rear with the double bedroom and the bathroom in between. There’s plenty of storage space throughout, including a large walk-in store in the long hallway and built-in cupboards in the bathroom and bedroom. The front living room has lovely natural light from a large bay window and generous proportions that provide plenty of space for sofas. The fabulous kitchen diner is also light-filled, with large windows on two sides and green garden views. There’s lots of space for the Shaker-style fitted wall and floor cabinets and a dining table, and the green tiled splashback and wood worktop combined with the garden view make this space feel close to nature.. A glazed door provides access to the rear garden. The large main double bedroom has an original bespoke fitted cupboard and ample room for additional bedroom furniture. It has a striking ornate original cast iron fireplace and its location towards the rear of the apartment provides garden views. Outside, the front garden features an original encaustic tile path that’s complemented by modern grey tiles and low planting. There also a very handy Sheffield cycle stand. The sunny southwest-facing rear garden is landscaped and mainly paved, with a raised rear section of terrace. Enclosed by smart fencing it has the feel of an outdoor room, and the mature planting makes it a lovely place to relax.

a word from the owner...

"This has been the perfect base for London living. We have always loved having so much green space on our doorstep, while also benefiting from excellent transport links via Lea Bridge Station and plenty of safe cycle routes. Throw in the great local pub and supermarket and we have everything anyone could want within five minutes of home. Our garden becomes an extra room in summer and is a gorgeous little oasis to spend time in, or stare at from the kitchen table with mug of coffee in the mornings. We've made many friends in the area, through the local running club, chats while walking the dog in the park, or just getting to know the neighbours."

Our Local Guide:
Leyton

Seymour Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
