Over forty feet in length, your rear garden's an elegantly landscaped mix of patio, lawn and mature greenery. All nicely secluded by high timber fencing and ending in a handy shed.

IF YOU LIVED HERE...

You'll have three storeys and more than 1500 square feet of smartly appointed living space to stretch out in. Step into your bright, handsome hallway and a set of double doors immediately on your right opens directly into the 220 square foot lounge. Glossy dark hardwood flows underfoot throughout, giving way to slate grey letterbox tiling in your kitchen/diner, where a handy breakfast bar zones the space and a suite of soft cream cabinets house a full suite of integrated appliances.

Upstairs now, where your principal bedroom sits to the front, 170 square feet with one wall of floor to ceiling fitted wardrobes, and twin windows letting natural light flood in. There's another substantial double sleeper to the rear, plus a single to the front that's ideal for a child or home office. The first of your bathrooms completes the first floor, immaculately tiled from top to toe in marbled smoky grey. Upstairs again, and your 190 square foot loft bedroom is a beauty. Dual aspect and skylit, surrounded by a wealth of storage and complete with an en suite shower room.

Outside and, as noted, Highams Park overground station is less than five minutes on foot. From here it's twenty three minutes direct to Liverpool Street, putting the City less than half an hour away door-to-door for a superbly speedy commute. Heading to the West End? Walthamstow Central is just two stops and five minutes away for a quick swap to the Victoria line, or jump off here entirely for the delights of Walthamstow High Street and Walthamstow Village.

a word from the owner...

"I have lived in Highams Park for many years, moving here with a young family. I love the space and storage in my home and that we have great transport links nearby. I have lovely neighbours and the area has a village feel with some good independent cafes/shops. Further, there are many outstanding local schools. I also like that I can walk my dog to some lovely green space, in particular, Highams Park lake. Epping forest is also nearby. Overall the area is a great community to live in."

Our Local Guide:
Highams Park

Selwyn Avenue, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
