A sublime three double bedroom Victorian mid terrace with twin receptions, extended kitchen/diner, two bathrooms, loft conversion and rear garden. Here you're enviably nestled by Winchelsea Road, Leytonstone High Road and Wanstead Flats.

Fresh air is never far away with the expansive open green space of Wanstead Flats just a ten minute walk or three minute cycle away, the equally tranquil blue waters of Jubilee Pond just by the entrance. It's easy to forget you're in London here.

IF YOU LIVED HERE…

You'll be falling for your new home anew on a daily basis, from the tree-lined street to the sage green picket fence and front door to the gorgeous intricate vintage moulding adorning that facade. The vintage features continue on inside too, your 130 square foot lounge home to a classic bay window dressed in plantation shutters, plus a ceiling rose and moulding. Exquisite. It's laid semi open plan to 120 square foot reception two, which counts a period hearth with opal blue surround and a garden view among its many charms.

Next up and your dual aspect kitchen/diner's a substantial 185 square feet with handsome wood flooring underfoot matching the solid wooden worktops, a chef's oven and a constellation of recessed spot lighting overhead. The dining area's flooded with natural light thanks to that skylight and bi-folding floor to ceiling doors, which you can slide open to step out into your rear garden. Here, decking gives way to a lush lawn flanked by lovingly-tended raised beds and an idyllic sheltered seating nook. Back inside and the first floor enjoys two immaculate double bedrooms with a period fireplace apiece, and a sleek bathroom with a tub. Lastly, your loft bedroom's Hague blue palette, cosy carpet and skylights are a tempting prospect, while the shower in the bathroom up here's double-length and equally inviting.

Outside and our popular local hub of Winchelsea Road is a mere eight minute walk around the corner for an increasing range of independent establishments from Pretty Decent Beer to the award-winning offerings of Arch Rivals restaurant. The Wild Goose Bakery is also nestled in these arches, its South African inspired artisan produce a veritable feast for the senses. You'll also find the newly refurbished The Rookwood Village pub on the way, stop in to sample their gourmet burgers and stonebaked pizzas.

a word from the owners...

"We fell in love with the original features of the house, a working fireplace and the light and airy feel throughout, especially the afternoon sun that floods through the front of the house. Having a small but manageable garden has been great to have a space to dabble in gardening and for BBQ's in the summer and for even greener space, we have loved being close to Wanstead flats and a short drive to Epping Forest. Locally within a few minutes walk, more cafes and pubs are popping up, such as Gray, Dina Wines and The Leytonstone Tavern and Lord Rookwood pub. We have found living here a great location to be able to easily access everything in Hackney, Leyton, Stratford, Wanstead, Forest Gate and Leytonstone and even Walthamstow. We're also just around the corner from Leytonstone Leisure Centre meaning no excuse to not use the swimming pool or gym! For parents, there are a number of great parks and playgrounds within walking distance which we have found very useful in the last year! Having Westfield shopping centre and the beautiful Olympic Park a 10 min bus away is so handy and we will miss the convenience of this on our doorstep. We have been very lucky with some of our neighbours on the street who have been so friendly during our time here and we will be sad to say goodbye to."

Our Local Guide:
Leytonstone

Selby Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
