IF YOU LIVED HERE...

You’d love coming home to this property, with generous period proportions and windows on three sides, including a large south-facing bay window in the main dual aspect living room, it’s light and spacious and a perfect example of lateral living. The huge open plan main living space is a delightful room. Zoned into areas for relaxing and dining, it has a coherent and casual ambience that makes you feel immediately at home. With white walls, an original wood floor and downlighters throughout, this light-filled room has a great ambience, perfect for evenings in or entertaining. There’s a sunny lounge area at one end, a kitchen with leafy views at the other, and a dining area in between. The large south-facing bay window has a built-in window seat where you can relax and read, or watch the world go by. Or you can take in the garden views though the window above the sink in the well-planned kitchen. This has fitted wall and floor cabinets in a subtle grey shade, a combination of integrated and freestanding appliances, a herringbone-tiled splashback, and generous worktop space. The main bedroom is at the rear of the house and has space for a king size bed and bedroom furniture. There's lots of natural light from a wide window with views over the rear garden. The second bedroom has space for a small double and the third bedroom is a single, both are currently used as workspaces. The lovely bathroom is a serene space. The simple coordinated décor includes herringbone tiling, large format floor tiles, white walls and woodwork, and a grey washbasin console. There’s also a floor to ceiling bespoke built-in cupboard and an obscured glass window that provides light, privacy and ventilation. The stair, hall and landing have a luxurious grey carpet runs into all three bedrooms. The property is double glazed, with a traditional sash window in the front bay.

a word from the owner...

"Whether its the sun streaming in the south-facing living area, or throwing open the sash windows and enjoying the summer breeze, this flat has been a joy to live in for us. We absolutely loved being able to decorate our home to the standards we like to live in, and poured our heart and soul into making it a warm home for us. It’s a bright and warm haven just a few minutes walk from the delights of Walthamstow Village, and even less to the station. A short jog to Epping Forest or a relaxed walk to Lloyd Park or the Wetlands there’s plenty of green space at your doorstep. Excitingly, Soho Theatre which opens this year is within 7 minute walk so you'll have a local theatre with a national profile right on your doorsteps. Oh, we will miss you Second Ave!"

Our Local Guide:
Walthamstow

Second Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
