A beautifully presented, one bedroom, Victorian terrace conversion, with over 600 square feet of living space and its own private courtyard garden. Hackney Downs and London Fields are close by as well as the vibrant social hub of Mare Street.

Dalston Kingsland station is just five minutes round the corner, where you'll find direct Overground services to Camden Town, Shepherd's Bush and Stratford. Hackney Downs station isn't much further, for services to Liverpool Street and Walthamstow Central.

IF YOU LIVED HERE...

Your private entrance yard has plenty of room for pots and planters and from here you'll step through into your hallway, with a thirty square foot cellar to the left and your 210 square foot reception room on the right. In here, immaculate timber flooring is bathed in natural light from a large bay window with distressed wooden shutters, and a freestanding timber beam mantel framing a slate grey hearth. Carry on through to your sumptuous bathroom, for glossy brickwork tiling, a stroll in rainfall shower and a freestanding double ended tub.

Your spacious double bedroom has more of those distressed timber shutters, sat on a window overlooking your private courtyard garden to the rear. An alcove archway and purpose built cupboards provide plenty of handy storage and there's more of that smooth, hardwood flooring leading through to your kitchen. In here, you'll find chunky wooden countertops, an integrated chef's oven and direct access to your paved and decked private courtyard, the perfect place for al fresco entertaining.

Outside, you have fine dining on your doorstep with Michelin Star restaurant Casa Fofo at the end of your road. Here you'll be able to try their wonderful tasting and snack menus, created with seasonal local produce. A ten minute stroll will take you over to Hackney Downs, London's coolest park and the perfect spot for a summer picnic, or for playing tennis and basketball on one of the public courts. After exploring the park, why not stop by The Star By Hackney Downs for a refreshing cask ale or a Sunday roast? You may be lucky enough to catch one of their comedy or live music nights too.

WHAT ELSE?

- There's a secure cycle hanger just to the left as you leave your new home. Save space by storing your bike here and take advantage of East London's increasing number of protected cycleways.
- Much loved London Fields is only a mile from your new home. It's a beautiful place to run or cycle. Be sure to check out the famous London Fields Lido, with Olympic sized outdoor heated swimming pool.
- For the best brunch in Hackney, head over to Palaette on Mare Street. A Mediterranean inspired cafe bar, serving vegan friendly plates and fantastic cocktails.

a word from the owner...

"The flat is perfectly located for quick access to both Dalston stations, making it easy to commute or visit our friends all over London. We’ve loved spending many evenings and weekends in nearby parks like London Fields, Stoke Newington, and Hackney Downs. The local area is vibrant and ever-changing, with our favourite spots being Dusty Knuckle, 40FT brewery, and Red Hand among the fantastic restaurants nearby. We've hosted many BBQs in the garden, which gets full sun all day and into the evening during the summer months."

Our Local Guide:
Hackney

Sandringham Road, Hackney — Stow Brothers

Where do you start with Hackney? It can feel like it’s all been said before, but, of course, it can’t have been because the area is constantly evolving, which is what keeps it so fresh. It’s just what happens when a neighbourhood has such a high population of creative innovators.

Even fans of Hackney’s scruffier edges love the imaginative ways that the area has been regenerated, with thoughtfully-designed stores, bars and coffee shops sitting comfortably alongside sleek architecture and beloved institutions such as Ridley Road Market.

Despite all this urban buzz, the area has a surprisingly large amount of green space, including Hackney Wick, Victoria Park and London Fields, which fill up with a mix of visitors and locals at weekends. Whether they go on to have food at a Michelin-starred restaurant, a pint in The Talbot or a swim in the lido, they’re all united in their love of this most unique community.
