An immaculately developed, sparklingly appointed three bedroom, twin bathroom 1930s mid-terrace in the leafy heart of Chingford. Among a host of highlights is your gorgeous rear garden, backing onto open playing fields and clear blue sky.

You have a generous double driveway, and drivers can be speeding along the arterial North Circular in just a couple of minutes.

IF YOU LIVED HERE...

You'll be luxuriating in your vast, semi-open plan ground floor. Here your large, twenty eight foot deep through lounge runs from the classic '30s bow window at the front to a set of smoky glazed internal doors at the rear. Glossy hardwood flooring flows underfoot in between, reflecting the natural light, while chrome fittings and an elegant powder grey palette complete the aesthetic.

Throw those doors back - or step in directly from the hallway - to discover a still more impressive space waiting to greet you. Your kitchen/diner is bathed in light from an oversized overhead skylight as well as a full rear wall of bi-folding patio doors. Sleek white cabinets run throughout the impeccable kitchen area, topped with chunky white counters, while a matching breakfast bar and chef's island take centre stage.

The next step is to bring the outside in, sliding back those oversized patio doors and stepping out onto your substantial raised deck. From here you descend to a fifty foot length of Trulawn, flanked by beds and timber fencing, all barely overlooked and backing onto playing fields. Back inside, and a chic shower room completes your ground floor. Upstairs you have two substantial double sleepers, plus a single currently in use as a home office. Finally, your family bathroom is elegantly finished with a tub and dedicated shower.

WHAT ELSE?

- Parents will be pleased to discover nineteen primary/secondary schools in a one mile radius alone. The 'Outstanding' Selwyn Primary is just ten minutes' walk.
- With your loft space so far unexplored, you can potentially follow your neighbours' lead and add a whole new storey (subject to the usual permissions) making this a home to serve the needs of you and yours for years to come.
- Whatever your fitness goals, Bannatyne Health Club (just around the corner) has you covered, with a state of the art gym, swimming pool, sauna and a wide range of classes.

a word from the owners....

"Excellent location, with easy access to local shops, supermarkets, parks and shopping centres. The neighbours are great and there is a real community spirit. There is a peaceful, green and calm outlook to garden, which backs onto a field so it is not overlooked. The rooms are excellently proportioned and there is a large loft area ready for conversion which already has planning permission."

Our Local Guide:
Chingford

Salisbury Hall Gardens, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
