The fact that it’s located on the ground floor makes it highly accessible for young families and pets, and there are amazing advantages to living in Rookery Court, such as the secure underground car and bike park, which is directly under the apartment and accessed via a lift or stairs (if you don’t have a vehicle you even have the option of renting the space out). There’s also a paid for co-working space and cafe on site via Mainyard Studios where you can book a desk per day. As well as the CCTV, another security perk is the friendly concierge, who are there seven days per week including evenings, and available to take and receive deliveries. This will be a game-changer if you’ve not had the service before!

As for the apartment itself, due to its immaculate decor, sweeping engineered floors and generous windows, the living/kitchen area has a bright yet warm feel. You’ll really appreciate the existing media unit storage and reinforced bracket for large TV, as well as the additional electrical points, featuring doubled glazed with a layer of sound proofing, offering peaceful environment despite its central location and fitted shelving. - Leyton tube station is around eight minutes on foot to get you into central London via the Central line. - You won’t ever be stuck for essential items thanks to the great selection of convenience stores on Leyton High Road. You’ve also got an Asda Superstore just a few minutes away on foot. "We moved to Leyton in 2016 as the first owners of this lovely apartment, having bought it off-plan as a newbuild. We are now relocating to Yorkshire for family reasons. We instantly saw the area's potential. The location intersects Leyton, Stratford, Hackney Marshes and the incredible Olympic Park, we are biased but it doesn’t get much better than that! We spend most of our weekends at the Olympic Park and Hackney Marshes, which are less than a 10 minute walk. From the park, you can easily walk to Westfield, Here East, East Bank and Hackney Wick. Being walking distance from the Elizabeth Line has also become a game-changer for accessing London! The area has it all, including excellent nurseries and schools all under a mile radius. One of the nicest things about the flat is the Rookery Court community. With only 97 apartments, we’ve got to know so many lovely neighbours over our time here, it’s a really welcoming and secure place to live, with a fantastic concierge team who have been here for years. It is also surprisingly quiet, with double-glazed windows facing the main road and the rest of the windows facing into the peaceful garden. Some personal recommendations of ours: Bamboo-Mat Sushi (Leyton and Stratford), Mother Kelly’s bar (East Village), Yardarm (Francis Road), Deeneys (Leyton) and F45 Fitness class Hackney Wick (8 min cycle)."
