An expertly developed four bedroom Victorian terrace, artfully appointed in keeping with the property's fine heritage, while brimming with cutting edge designer flourishes. Enviably located between Lloyd Park and Walthamstow Central.

Barely one minute from your front door, our borough's beloved green gem of Lloyd Park is home to cafes, courts, landscaped gardens, babbling brooks, sports clubs, fitness classes and a thriving Saturday farmers' market. A great spot to have on your doorstep.

IF YOU LIVED HERE

You'll be luxuriating in over 1500 square feet of living space, all finished with an accomplished blend of love and expertise. Your lounge sits to the front in stately anchor grey, around 180 square feet with blank hearth, open shelving and a classic bay window bathing things in natural light. Next, step into your strikingly modern kitchen/diner for a jaw dropping designer space - 350 square feet in all, every inch immaculate from front to back.

The smoky grey, polished concrete flooring has enough gloss to reflect the wealth of natural light from the oversized skylight, floor to ceiling windows and Crittal doors to the rear. A wall of exposed brick sits across from immaculate banks of Poggenpohl cabinetry, home to integrated Gaggenau appliances - including a wine fridge in the substantial chef's island, taking centre stage under pendulum lighting.

Storage and a spare WC complete the ground floor, while upstairs you have double sleepers front and back, plus an artful single to the front. The family bathroom comes dressed in a vintage suite, with metro tiling from tub to ceiling. Your converted loft suite is another masterpiece. Floor to ceiling west-facing windows frame treetop views, while a large skylight sits opposite and a sparkling en suite shower room is off to one side.

Outside and as well as having Lloyd Park on your very doorstep, our comprehensive transport hub of Walthamstow Central is just ten minutes on foot. From here it's a straight twenty minutes to Liverpool Street and Oxford Circus, putting both the City and West End just a half hour away door to door. In between you and the station sits our main thoroughfare of Hoe Street, home to a wide variety of eating and drinking spots, and soon to welcome the 1000-seater Soho Theatre, Walthamstow.

WHAT ELSE?

- Parents will be pleased to find no fewer than six 'Outstanding' primary/secondary schools less than a mile away on foot, plus a further twenty three rated 'Good' and just as handy.
- Throw back your kitchen's Crittal doors to bring the outside in and step onto your patio, surrounded by thriving greenery and giving way to a stretch of lawn surrounded by bespoke seating areas and timber fencing.
- As well as having the many and varied wining and dining options of Hoe Street on your doorstep, you're also less than five minutes' walk away from the pride of Walthamstow's gastropub fleet, The Bell.

a word from the owners....

"We’ve lived here happily for over twenty years. Our children attended the local fantastic primary (Greenleaf) and we became part of the community that we love. We’ve organised street parties and have got to know our neighbours really well. We have the lovely Lloyd park 100 yards away, which has a lovely museum and Saturday food market. We even have a secret (lockable ) gate to our neighbours! We’ll be tremendously sad to leave but our kids have got older and we’re looking at the countryside and a quieter life outside the city. What’s great about the house is it’s bright and airy, we get sunshine most of the day in the garden and it’s a great entertaining space. We’ll miss it dearly but hope the next family will enjoy it as much as we have."

Our Local Guide:
Walthamstow

Ruby Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
