BEING SOLD CHAIN FREE - Benefiting from easy access to both Highams Park and Walthamstow, this spacious three-bedroom 1930s terraced home sits in a fantastic spot where you can enjoy sprawling nature and urban buzz in equal measure.

Coming in at 1082 square foot, the property has been extended to the rear, with room to further extend. This impressive space takes in a large reception room, an adjoining kitchen and diner, a first floor family bathroom and three bedrooms. On the outside you’ll find a fantastic 50 foot rear garden and spacious front yard.

Beyond that charming 1930s-style frontage, you’ll find a brilliantly proportioned home full of traditional features. The large reception room is bursting with light thanks to the generous bay windows and glazed partition doors leading to the rear diner and patio beyond. The combination of the ornate coving and crisp decor provides the perfect base style, which can easily be updated or left to enjoy in its simplicity. The smart kitchen sits conveniently alongside the dining area, where the patio doors open onto the impressive 50 foot rear garden, which will be a joy for seasoned and budding gardeners alike. Upstairs, you’ll find a substantial family-sized bathroom, which has both a tub and walk-in shower, as well as three bedrooms - two doubles and a single, which will be perfect for a study or child’s room. Highams Park is your nearest station - a 15 minute stroll away. From there you can nip to Liverpool Street on the overground in around 25 minutes. En route to the station, you’ll spot some excellent amenities, including Vino Tap, The Stag & Lantern Micropub and Melting Pot Bistro. There’s also the convenience of supermarkets, such as Morrisons, Sainsburys and other chains all on your doorstep. You also have the option of nipping on the bus to Walthamstow Central, which should take a similar amount of time. As well as the excellent transport connections there (including the Victoria line), you’ll find many award-winning eateries, plus the grand-scale redevelopment of the the Soho Theatre, which is due to open later this year. The neighbourhood is home to a huge amount of greenery, particularly since it’s located at the cusp of the whopping Epping Forest, but Highams Park itself is quite magnificent, with its lake and landscaped gardens, while Memorial Park and the Britannia Playing Fields are even nearer.

- Looking for a new local? Try The Dog & Duck, which has an atmospheric beer garden a great line in sourdough pizzas - it’s 15 minutes on foot.
- Head west towards Chingford, where you’ll find some great outdoor pursuits around the River Lee’s reservoirs, including Lee Valley Athletics, Lee Valley Golf Course and the London Watersport Company, and even closer to home you’ll find Bannatynes gym.
-Drivers will be pleased to know that they can be on the North Circular in just a few minutes, or the M25 in around 10 mins.

a word from the expert...

"We have lived in the property since 1987 having moved from Walthamstow. We raised our family in the house and our children went to the local schools where they achieved an excellent education and excellent grades. With easy access to both underground and overground rail stations it enabled us to be in central London within 45 minutes, but also be in Epping Forest and the surrounding countryside in 15 minutes. There are great local sports facilities gyms, swimming and a great local rugby club. Local supermarkets and many good restaurants are all within walking distance. We have spent 30+ very happy years here!"

Our Local Guide:

Rowden Park Gardens, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
