IF YOU LIVED HERE...

The living room is a bright and inviting space, anchored by a stunning bay window that floods the room with natural light. Painted in a serene shade of blue, the walls lend a calming ambience, perfectly complemented by warm wood flooring. Thoughtful alcoves provide flexible storage options, whether styled with open shelving for display or fitted with closed cabinetry. A white ornamental radiator cover, topped with a wooden shelf, adds a refined touch, while a door provides the option to enclose the space for added privacy.

The kitchen, designed in an L-shape, balances style and practicality. Crisp white units and original wood flooring create a timeless aesthetic, while a glazed door allows seamless access to the outside space. A breakfast bar serves as a multifunctional feature—perfect for morning coffee, casual meals, or socialising with friends while preparing dishes.

The bathroom is unusually spacious housing a dedicated shower and a separate bath to suit all preferences. A window above the bath ensures ample ventilation, while azure mosaic accents tie in with floor-to-ceiling white tiling, creating a cohesive and fresh look. A built-in cupboard offers handy storage for essentials. The double bedroom at the rear of the property is just as light and roomy, with double doors that open directly to the exterior space and carpeted for added comfort. Storage is further elevated by the cellar, a fantastic hidden resource ideal for seasonal items or overflow storage, making the most of every inch of the property.

Outside, the private garden is versatile and low maintenance. The space is predominantly laid to gravel, with a paved front section transitioning into a stepping-stone pathway that leads to a circular, raised area at the back. This thoughtful layout invites both relaxation and creative landscaping opportunities, offering ample opportunity to create your own personal haven.

a word from the expert...

"Manor Park is a unique, eclectic area, packed with Victorian tree lined streets.  There’s a choice of great gastro pubs like TheForest Tavern and The Golden Fleece and to the north of the area, opens up to the green space of Wanstead Flats, a serene getaway leading away from the hustle and bustle of urban life up into Epping Forest.  Wanstead Park itself, in the former grounds of Wanstead House, takes in walking trails, cycle paths and several ornamental lakes — a great place to relax, exercise and soak up some local history. The area also offers a vast array of transport links such as the Overground and Tube, and this has recently been vastly improved with the Elizabeth Line opening, offering swift transport across Central London and even out to Heathrow Airport.    JOSEPH EARNSHAW E12 BRANCH MANAGER

Our Local Guide:
Forest Gate

Romford Road, Forest Gate — Stow Brothers

If you’ve already heard Chiwetel Ejiofor or Idris Elba proudly discussing their hometown, you probably don’t need us to convince you of Forest Gate’s merits, but for those who haven’t, let us catch you up…

With a heritage rooted in culture, it’s not surprising that Forest Gate has a strong creative community today. During just one week in the 60s, the Upper Cut Club music venue there hosted – deep breath – The Who, the Animals, the Spencer Davis Group, Geno Washington and Jimi Hendrix. These days you’re more likely to find the area’s artistic-types supping drinks in the cool cafes and bars. Along with the period property and proximity to green space, this independent scene has been the main draw for new arrivals to the area, although the fact that Forest Gate is now on the Crossrail’s Elizabeth line has definitely helped nudge people in the right direction.

Transport links

With trains running every ten minutes, the Overground can get you to Liverpool Street in 13 minutes. In the south, Plaistow is on the District and Hammersmith & City tube lines, and the Crossrail will get you to Tottenham Court Road in just 17 minutes.

Great Pubs

Wine bars, gastro pubs, microbrews, traditional boozers… With so many drinking establishments in Forest Gate, taking ‘a trip to the local’ can be a tricky decision. The CiderHouse, The Holly Tree and Forest Gate Tavern are just a few of the places to choose between.

Plenty of period property

Forest Gate has an abundance of Victorian housing, ranging from terraces in the area dubbed ‘Forest Gate Village’ to semis and detached in the Woodgrange Estate conservation area. Whether you’re after a doer-upper or recently renovated period property, there should be something for your budget.
