A light, bright and airy one bedroom apartment on the second floor of a handsome and characterful brick development just moments from Leytonstone tube. Finished in fine style throughout, you're also just ten minutes' walk from Epping Forest.

A bit of a wander through Epping Forest will bring you to Hollow Ponds, where you can hire row boats for one of the most relaxing ways we know to spend a summer afternoon.

IF YOU LIVED HERE...

You'll step inside to find your hallway pristine and finished in white and blonde, airy and with plenty of incidental space for bags and coats. Your bathroom's on your left, and just as immaculate, finished in large format smoky tilework from top to toe, with a designer rainfall shower over the tub. Next door your bedroom's a sizeable double featuring plentiful bespoke floor to ceiling storage.

Your open plan kitchen and reception room totals an impressive 200 square feet, with twin windows framing leafy green views and more of that smooth blonde hardwood running underfoot. Your kitchen area's decked out with a wealth of pristine grey cabinetry, integrated appliances including a head height stainless steel microwave, and chunky white worktops. A great space for dining and entertaining alike.

Outside and, as noted, Leytonstone tube is just five minutes on foot and will get you straight to Liverpool Street in fourteen via the Central line, for a door to door City commute of barely twenty minutes. If you're heading to the West End, Tottenham Court Road is just five stops and nine minutes further on. If you're staying local then Leytonstone High Road is right on your doorstep, home to all your day to day needs as well as a great selection of pubs, bars and restaurants.

WHAT ELSE?

- The statuesque Red Lion Public House, Hotel and Ballroom could be your new local, a bright and welcoming gastropub less than five minutes away on foot.
- Your development comes with secure on site bike storage, and cyclists can join a growing network of protected cycleways, starting right on Leytonstone High Road and running almost seamlessly all the way to the City.
- Leytonstone High Road overground is just a half mile on foot, for the Gospel Oak to Barking Riverside line, your direct connection to the River Tames.

a word from the owner...

"Robart House and Leytonstone has been a wonderful place to own our first home. It is an incredibly convenient location being a couple of minutes walk from the central line and a Tesco superstore. It is also now a really quick journey to Heathrow, with the Elizabeth Line going from Stratford just two stops away. Leytonstone High Street now has a really good choice of pubs that do good food and live music, as well as restaurants (best tacos and best Thai in London), and cafes. Bushwood Park and the Hollow Ponds are a five minute walk away and make great places to go and enjoy the sun in the summer or have a walk the rest of the time, and they're never crowded. We loved being a short drive or tube ride away. Epping Forest when we felt like a more adventurous stretch of our legs. Other lovely neighbourhoods to visit on a Saturday are close by too -- the Francis Road area of Leyton and Wanstead High street are full of wonderful little boutiques, cafes, pubs, and community events. Having the Stratford Westfield just two stops away on the tube is really good for shopping too. A new Aldi and M&S are now opening on the doorstep as well which makes the area entirely spoilt for choice when it comes to groceries. The other residents in the building are really friendly, and always quick to help one another out."
