IF YOU LIVED HERE

You'll be relishing in your front reception, a room sublime in fine interior design. Walls are adorned in olive green hues, there's an enticing leafy view through your classic bay window and a vintage fireplace with hearth sits in the chimney breast. The entire, dual aspect space is twenty three foot deep with a covetable dining space to the rear; an ideal hosting spot.

Next up is the kitchen and second reception, another immaculate and substantial dual aspect space, this time in fossil grey. Bi-folding floor to ceiling patio doors slide open to bring the outside in. And this garden is quite a space to behold. South-east facing, chevron patio is flanked by expertly-curated thriving greenery, raised beds and a shed to the rear. Glorious.

Back inside and up on the first floor you'll find two impeccable double bedrooms, the larger of which comes in at a sizeable 150 square feet. Your family bathroom's a luxury, boutique affair home to an integrated shower cubicle, tub and vessel sink, all inlaid with sleek, slate effect tiling. Lastly, head up to the second floor for the 170 square foot principal sleeper and its skylight, plush carpet, en suite shower room and Juliet balcony with idyllic views.

You're within a ten minute stroll from St James Street, Queen's Road and Walthamstow Central stations for destinations galore. Here you can be in the West End or the City within half an hour door-to-door. Walthamstow Leisure Centre's around the corner, as is Iyo Sushi for the freshest tempura, urumaki rolls and sashimi. Follow Markhouse Road up for our St James Street neighbourhood, it's teeming with places to eat, drink and work remotely. Then there's the entrepreneurial hub CRATE St James to explore.

- You have twenty five schools rated 'Good' or better by Ofsted within a one mile radius, including the 'Outstanding' South Grove Primary just a few doors down.
- If you're craving nature then Honeybone Allotments and St James Park are a quick jaunt away, Walthamstow Wetlands is a five minute cycle, or jump on the W19 bus around the corner to Whipps Cross and explore leafy Leyton Flats.

a word from the owner......

"We will be very sad to leave this house! I would take it with me brick by brick if I could, but the arrival of (yet) another child has meant we need more space. Brilliant area, brilliant neighbours, peaceful location very close to some amazing green spaces. Excellent schools, amazing food. We love it here but alas have to move on."

Our Local Guide:
Walthamstow

Ringwood Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
