A lovingly finished, elegantly arranged two bedroom ground floor apartment in Leytonstone's historical Abraham style. You have a dedicated front door and private rear garden, with the sought after spot of Francis Road just a short stroll away.

Your garden's an expert blend of decking, terracotta patio and lawn, secluded and home to a fully developed studio. Properly floored, lit and powered this is the ideal home office.

You'll step through your private forest green front door and into your hallway. There's some welcome fitted storage on your right and richly restored vintage floorboards flow underfoot off into your 150 square foot reception on the left. Pristine white walls make the most of the bay window's natural light, a superb spot for welcoming guests.

Your first bedroom's next, a bright double with more original floorboards. A few steps down the hall and you're in the expansive kitchen, finished in similarly warm vintage style, with off white cabinets, timber countertops and plenty of space for dining. Bedroom two's a generous single, the ideal nursery or home working space, while your bathroom's a sleek designer space, with sky blue letterbox tiling over the tub.

Outside and it's barely three minutes on foot to Francis Road, Leyton's flagship foodie destination packed with independent cafes, stores and gastropubs. Here you'll find Marmelo Kitchen, Albert & Francis, and other names much beloved where ever lovers of fine coffee are gathered together. Leytonstone tube station, sat in zone three for the central line, is just a half mile on foot with direct fourteen minute runs to Liverpool Street.

- Your new local is the Northcote Arms, a classic East London gastropub with a lively programme of events and a superb range of Real Ales.
- Built in the 1880s by the company of the same name, Leyton's Abrahams Flats remain highly sought after for their generous proportions and rock solid construction.
- If you ever want to stretch your legs in nature you have Wanstead Flats, Hackney Marshes and even the Queen Elizabeth Olympic Park within walking distance.

a word from the owner......

"It’s been nearly seven years since we stumbled across what might be the best street in Leytonstone. A lot’s changed in that time – both in our lives and in the area. We moved in as a two, and leave as a four! We’ve lovingly renovated the flat and garden into a home we’ve enjoyed spending time in – through two lockdowns! The garden’s been a great refuge for us, and the neighbours have been fab company and quiet, both sides, and above. We’ll especially miss the location: equidistant from Leytonstone and Leyton tube stations; stumbling distance from the excellent The Heathcote pub; and around the corner from chic Francis Road. Richmond Road itself is a quiet road with no through traffic, but a real sense of community. Our Local Guide:

Richmond Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
