IF YOU LIVED HERE...

You'll be enjoying all the care, imagination and expert attention to detail that's gone into this lovingly developed family home. Your entrance hall sets the tone early on, with cream and eggshell checkerboard tiling underfoot. Your first reception's to the right, once again setting the standard high with an artful blend of vintage features and clean contemporary design.

But it's the 280 square foot kitchen/diner that will really have jaws hitting the floor. In here you have a sizeable corner complement of deepest blue cabinet with brass fittings and marbled work surfaces. A matching chef's island takes centre stage, there's a full suite of integrated appliances, black range oven and a large Dublin sink. To the rear, a wall full of sliding patio doors brings the outside in.

Step out here for a beautiful solace of decking and oversized flagstones, backed with thriving bespoke raised timber beds. Wonderfully secluded and barely overlooked, it's ideal for BBQs or simply coffee and contemplation. Upstairs, your single bedroom (ideal for use as a study or nursery) sits at one end of the landing while your family bathroom sits at the other. In here you have a freestanding clawfoot tub below a classic rainfall shower for a wealth of vintage chic.

Both remaining bedrooms are substantial doubles, with your principal sleeper to the front coming in at 150 square feet and blessed with a large bay window framing leafy street views. Bedroom two's another generous double, this time with garden view, while upstairs your penthouse suite is another guaranteed highlight. Dual aspect and skylit, up here you have a a wealth of discrete integrated storage and a sparkling en suite shower room.

a word from the owners.....

“We have loved making this house a home for our family over the last couple of years. Whilst we enjoy being able to relax in the cosy living room and calm master suite (the sunrises and sunsets are amazing!), the open kitchen/living space has to be our favourite part of the house. It’s perfect for cooking and entertaining, whilst our little girl has plenty of space to play, both inside and out. The location is great too. We have a pub, cafe and shop just a few minutes down the street, and both Leyton and Leytonstone are within easy reach. Whilst we’re so close to green spaces such as Wanstead Flats, Epping Forest and the Olympic Park, the commute into the City is only 30 minutes - it feels like the best of both worlds.”

Our Local Guide:
Leytonstone

Rhodesia Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.

Transport links

Just two stops from Stratford, Leytonstoners can nip to the Kent coast with surprising ease, but Central London or the City on the tube might be more useful - the former takes about 25 mins and the latter 15 mins. Easy.

Great Pubs

Too many pubs to choose from… What a problem to have. With The Red Lion, Heathcote and Star, The Hitchcock Hotel, The North Star, Leytonstone Tavern, locals are spoilt for choice. Better bring your pub crawl A-game if you visit.

Plenty of period property

Despite all the urban bustle, Leytonstone has an abundance of wide, tree-lined streets brimming Victorian and Edwardian property, ranging from the grand homes in Upper Leytonstone, a stone’s throw from Hollow Ponds, to the many terraces of South Leytonstone, and the popular community of Bushwood with its active residents’ association.
