IF YOU LIVED HERE…

Coming in at almost 1,000 square feet, this is a brilliant property to call your own, and the area is a wonderful place to put down roots. With great schools, abundant greenery, and excellent amenities, it truly has it all.

The reception room brims with period charm and is bathed in natural light from its generous windows. An ornate fireplace adds a nod to tradition, while refined décor and striking parquet flooring bring extra character.

Tucked neatly at the rear, the kitchen/diner is immaculate, with sleek units and traditional floor tiles. There’s ample space for dining, and you can enjoy views of your beautifully landscaped rear garden. A combination of lawn and paved patio makes alfresco dining a joy, while a large front garden ensures you can follow the sunshine all day.

Upstairs, you’ll find three pristine bedrooms, each with thoughtful touches and elegant décor. The bathroom is equally impressive, featuring a contemporary finish, over-tub shower, and a vanity-top basin.

Step and wander to the village-like hub of Wanstead, where you’ll feel worlds away from the capital’s bustle. Horse riding, farmers’ markets, cosy pubs, and leafy walks are all close by, yet you’re only around 17 minutes from Liverpool Street on the Tube, with Wanstead station just an 11-minute walk away.

If you’re staying local, La Bakerie is a favourite for work-from-home days, while Provender Restaurant and Alba Trattoria are perfect for a night out. Takeaway? Tiffin Tin is a local legend, and Luppolo Pizza is just as popular.

For green space, Wanstead Park is quite literally on your doorstep — a much-loved community landmark steeped in history. Chalet Wood is particularly magical during bluebell season. To the west lies Epping Forest’s Hollow Ponds, where you can even rent a rowing boat in the summer.

a word from the expert...

"Being a country girl at heart, for me Wanstead is the perfect blend of village/city living. With excellent transport links into the city, I often meet up with friends to explore the wonders of London. But I also enjoy going for long, leafy walks with Hollow Ponds and Wanstead Park on my doorstep. I was first attracted to Wanstead by its charming High Street, lush green spaces and choice of excellent schools. Since moving here, I have discovered some new favourites — for breakfast La Bakerie, lunch at Otto and The Duke for the best roast around. I love to stay active, and here in Wanstead you have lots to choose from. From organised yoga at Christ Church Green, personal training sessions at Target Fit or jogging around the various nature trails of Epping Forest. There is a great sense of community here in Wanstead, with informative Facebook groups, street parties, a monthly farmers’ market and the local jumble trail. I have made many friends locally, there is a genuine community spirit here and I am proud to call Wanstead my home." KYLI CLAYTON E11 BRANCH MANAGER

Our Local Guide:
Wanstead

Rectory Crescent, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
