A smartly attired, bright and spacious five bedroom family home, arranged over three storeys with matching front and rear courtyards. It's all ideally placed for open green spaces, excellent schools and the social hub of Winchelsea Road.

Among the many and varied natural retreats on your doorstep, Wanstead Flats is perhaps the most expansive. Its vast rolling parkland and ponds are just a half mile on foot from your front door.

IF YOU LIVED HERE

First impressions are impressive - stroll across your front courtyard and past the handsome brick frontage to find the first of your two receptions on the right. Floored with new oak laminate and full of light from the sizeable bay window. Next door your second reception's equally smart and sizeable - perhaps connect the two for a generous, twenty two foot deep through lounge. Your kitchen/diner completes the first storey, bay windowed and bright with recessed spotlights overhead, while underfoot grey laminate vinyl gives way to tiling.

To the rear your courtyard's finished in the same two-tone chessboard flagstones sitting to the front. Ideal for barbecues, it's a lovely low maintenance solace all year round. Upstairs the first of your twin shower rooms is finished in glossy sandstone tiling, while your first three bedrooms are all sizeable doubles with cream walls, new oak laminate floors and plentiful storage throughout. Upstairs, pride of place goes to your skylit principal bedroom, over 140 square feet with plenty of storage, and 2 roof velux electric loft windows with a rain sensor. Bedroom number five, plus another glossy chic shower room, complete things.

A little over five minutes' stroll from your front door you'll find our lively social hub of Winchelsea Road, home to a diverse array of wining and dining spots. The nearby Rookwood Village is sure to become a favourite, with a menu as sumptuous as the decor, plus a great range of real ales and fine wines. Explore further for the likes of The Wanstead Tap, The Holly Tree and Wild Goose Bakery. Heading further afield? Maryland station, where the Elizabeth Line will whisk you directly to the City and West End, is just half a mile on foot.

WHAT ELSE?

- If you're looking to hop on the tube, Leyton station is just under twenty minutes' walk away for the Central Line.
- Local schools are plentiful and excellent, with five 'Outstanding' and fourteen 'Good' primary/secondaries all less than a mile away on foot.
- Shopaholics can stroll directly to the gargantuan Westfield shopping centre in just twenty minutes.

a word from the owner.....

"I moved into this area in 1978, living with my parents & moved into my own house on the same street in 1995, because this house had much more living space compared to houses in the local area. I enjoy doing peaceful family /solo walks, and runs around quiet local streets, Wanstead Flats, Wanstead Park, owned & maintained by Epping Forest. The area also benefits from Leytonstone Farmers market, and Cann Hall Park, which people of all ages will love to explore. Popular places within 25 minutes walking distance are Queen Elizabeth Olympic Park, West Ham FC stadium, Westfield Stratford, and it is an excellent 10 -20 minute approx walking distance to the fully operational Queen Elizabeth train stations (Stratford, Maryland, & Forest Gate), Leyton/ Leytonstone underground & Leytonstone overground plus many nearby leisure/ fitness centres. Ramsay Road is a very quiet one way street, off Cann Hall Road, 2 minutes to the Leytonstone area. A very peaceful place to live, work & play with many close amenities - fast food, shops, pharmacies & newsagents are only 2- 10 minutes walk."

Our Local Guide:
Forest Gate

Ramsay Road, Forest Gate — Stow Brothers

If you’ve already heard Chiwetel Ejiofor or Idris Elba proudly discussing their hometown, you probably don’t need us to convince you of Forest Gate’s merits, but for those who haven’t, let us catch you up…

With a heritage rooted in culture, it’s not surprising that Forest Gate has a strong creative community today. During just one week in the 60s, the Upper Cut Club music venue there hosted – deep breath – The Who, the Animals, the Spencer Davis Group, Geno Washington and Jimi Hendrix. These days you’re more likely to find the area’s artistic-types supping drinks in the cool cafes and bars. Along with the period property and proximity to green space, this independent scene has been the main draw for new arrivals to the area, although the fact that Forest Gate is now on the Crossrail’s Elizabeth line has definitely helped nudge people in the right direction.
