Positioned less than a hundred metres from the vast green space of Wanstead Flats, this three-bedroom period home has been flawlessly restored. As well as the trio of double bedrooms, it benefits from a bright double reception, large open plan kitchen/diner, first floor bathroom and stunning rear garden.

As for beyond, you’ve got the thriving Winchelsea Road with all its lovely amenities a few blocks away, and the nifty Elizabeth line can be accessed just 16 mins away at Forest Gate station.

IF YOU LIVED HERE…

Beyond that classic Victorian frontage, you’ll find a home that celebrates the era it was born while offering all of the perks of contemporary living…

Your dual aspect double-reception room is a full of natural light, with original floorboards, a wood burner stove and ornate coving. The spotless decor carries on through to the bright dine-in kitchen, which is a gorgeously decked out with pristine cabinets, immaculate tiling and high-spec appliances, including a double stove. The generous bi-fold doors open up to your dreamily landscaped rear garden, where you’ll find a fantastic array of foliage, as well as contemporary slated fencing and a charming pergola, perfect for relaxing underneath when the sun is shining.

On the first floor, the three bedrooms are pristine and well-proportioned with more considered features such as the original floorboards and gorgeous exposed brick fireplace alcove in the master. Also on this floor, the bathroom is a great size with an over-tub shower amongst the smart fittings.

Because you’re nicely nestled between Leytonstone, Leyton and Forest Gate, you have plenty of choice when it comes to amenities. Winchelsea Road is a short hop on foot and has a winning selection of drinking and dining spots, including Pretty Decent Beer Tap Room, Joyau wine bar, The Rookwood Village and Wild Goose Bakery. Or head north towards Leytonstone where you’ve got even more great options, such as Homies on Donkeys, Mum Likes Thai Food and Panda dim sum.

After all that eating, you might fancy a stroll around Wanstead Flats, so close to your home you can glimpse it from the front door. Once the favoured hunting ground of Henry VIII, it’s now perfect for fitness fans and picnickers. Parents excited at the thought of all this green space will be even more delighted to discover that you have a wide choice of great primary and secondary school in the area.

WHAT ELSE?

- Forest Gate station is around 16 minutes on foot, where you can use the Elizabeth line to get directly to Liverpool Street in about 13 mins or Bond St in 19 mins. Or hop on to the Suffragette Overground line at Wanstead Park for the Gospel Oak to Barking line, which is even closer. Drivers have easy access to the M25 and North Circular.
-You’ll never be stuck for essentials since there’s an abundance of convenience stores nearby, plus you’re only a short four minute hop on the Elizabeth line from Stratford for Westfield (and the Olympic Park).
- More pub options? You’ve got The Wanstead Tap, a bar, beer shop and performance space five minutes from your home on foot, or The Holly Tree, which is a minute closer and offers up great grub plus a miniature railway.

a word from the owner.....

"This has been an incredible home for us—I only wish we could take it with us! There’s so much we’ll miss, but a few things stand out. The location is unbeatable—just 30 seconds from the park, with fantastic coffee shops, independent pubs, and great restaurants all within a short walk. Some of our favourites include The Holly Tree, Pretty Decent Tap Room, The Leytonstone Tavern, Giovanna’s, and Joyau. With a friendly corner shop right on the doorstep, everything feels close and convenient. The house itself is a rare find. Its generous width makes it feel far more spacious than a typical Victorian terrace, and there’s huge potential for a loft or side-return extension. With its layout and large loft space, it could easily become an even larger home in the future. And then there’s the garden—a true oasis. Recently renovated and now fitted with an irrigation system, it’s incredibly low-maintenance. In the summer, it feels like an extension of the house—our own little Mediterranean retreat. We’ll be sad to leave, but we know the next owners will love this home as much as we have."

Our Local Guide:
Forest Gate

Ramsay Road, Forest Gate — Stow Brothers

If you’ve already heard Chiwetel Ejiofor or Idris Elba proudly discussing their hometown, you probably don’t need us to convince you of Forest Gate’s merits, but for those who haven’t, let us catch you up…

With a heritage rooted in culture, it’s not surprising that Forest Gate has a strong creative community today. During just one week in the 60s, the Upper Cut Club music venue there hosted – deep breath – The Who, the Animals, the Spencer Davis Group, Geno Washington and Jimi Hendrix. These days you’re more likely to find the area’s artistic-types supping drinks in the cool cafes and bars. Along with the period property and proximity to green space, this independent scene has been the main draw for new arrivals to the area, although the fact that Forest Gate is now on the Crossrail’s Elizabeth line has definitely helped nudge people in the right direction.
